Responsibilities

Essential Job Functions

  • Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
  • Ensure property grounds and common areas are clean and free of debris; all external fixtures are clean and in working order.
  • Complete assigned service requests and repairs in a safe and timely manner.
  • Inspect the property; pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance.
  • Clean parking lot areas, garages, walkways, entryways, and hallways.
  • Operate indoor floor scrubber machines when necessary.
  • Ensure model tour route is free of debris.
  • Operate leaf blower or parking lot vacuum to keep the property free of debris.
  • Empty trash cans and move/clean trash dumpsters and surrounding areas.
  • Assist with removal of furniture, appliances, and debris from vacated apartments to dumpster or storage.
  • Assist with snow removal operations, pond, fountain, and/or pool cleaning and maintenance.
  • Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
  • Assist with cleaning of vacant units for move-ins when needed.
  • Clean pool, chairs, tables, decks, and umbrellas.
  • Comply with all training requirements set forth for this position.

Requirements

Physical Requirements

  • On feet (66% to 100%).
  • Perform physical activities (66% to 100%) such as bend/stoop/squat/kneel, routine maintenance/repair duties, climb stairs, work off a ladder.
  • Push or pull (e.g., move equipment, appliances, open/close doors).
  • Reach above shoulders (e.g., perform routine maintenance repairs, paint, stock, remove equipment).
  • Grasp/grip/turning and finger dexterity (e.g., handle maintenance tools, nails, open/close ladders, use telephone, 2-way radio).
  • Lifting/carrying (supplies, replacement parts, ladders, etc.):
    • Over 150 lbs: Rare need (less than 1%).
    • Between 75 - 150 lbs: Occasional need (1% to 33%).
    • Between 25 - 75 lbs: Frequent need (33% to 66%).
    • Between 1 - 25 lbs: Constant need (66% to 100%).

    Note: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance. Examples include washers, dryers, air conditioning units, abandoned sofas, and refrigerators.

  • Wear Personal Protective Gear such as provided back brace, when necessary.

Vision Requirements

  • Observe areas needing attention/correction.
  • Read cautionary labels, respond to written instructions from staff.
  • Frequent need to see things clearly beyond arm’s reach.

Hearing, Speaking, and Written Requirements

  • Constant requirement to give information and receive instructions from residential management (33% to 66%).
  • Ability to read, write, and understand English.

Driving Requirements

  • Occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).
  • Ability to be on-call and on the property on short notice.
  • Must have a valid driver’s license, insurance, and car registration if driving for business purposes.

Working Environment

  • Constantly outdoors, in all weather conditions, often for extended periods (66%-100%).
  • Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter) (33% to 100%).
  • Occasional exposure to paint fumes, solvents, adhesives, etc. (33%-100%). Example: apartment during painting and/or immediately during or after turnover. Must wear Personal Protective Equipment (N-95 Mask), rubber gloves, and eye protection when necessary.
  • Occasional need to work in awkward confining positions (1% to 33%).

  • Ability to shift attention between duties and adapt to changing business needs with minimal notice.
  • Ability to maintain concentration, accuracy, and productivity while experiencing frequent interruptions.

  • Ability to communicate effectively with residents, prospects, team members, vendors, and other stakeholders in person, by telephone, and through written communications.
  • Ability to effectively use computer systems, property management software, email, and other technology platforms while managing multiple priorities.
