About the role

The role involves performing various maintenance and emergency procedures, ensuring property grounds and common areas are clean, and completing assigned service requests and repairs.

Responsibilities

• Adhere to MORGAN’s Maintenance and Emergency Procedures manuals and the Team Member Handbook.
• Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
• Complete assigned service requests and repairs in a safe and timely manner.
• Inspect the property; pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance.
• Clean parking lot areas, garages, walkways, entryways and hallways.
• Operate indoor floor scrubber machines when necessary.
• Ensure model tour route is free of debris.
• Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
• Empty trash cans and move/clean trash dumpsters and surrounding areas.
• Absorb furniture, appliances and debris from vacated apartments to dumpster or storage.
• Absorb snow removal operations, pond, fountain and/or pool cleaning and maintenance.
• Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
• Absorb cleaning of vacant units for move-ins when needed.
• Clean pool, chairs, tables, decks and umbrellas.
• Comply with all training requirements set forth for this position.
• Other tasks as assigned by your supervisor, not listed as essential job functions.

Requirements

• Will need to be on feet (66% to 100%).
• Will need to perform the following physical activities (66% to 100%).
• Example: Bend/stoop/squat/kneel.
• Perform routine maintenance/repair duties such picking up debris.
• Climb stairs.
• Routine duties require access to upper floor apartments and interior apartments with multiple levels.
• Will need to climb and work off a ladder.
• Push or pull.
• Move equipment, appliances, and open/close doors.
• Reach above shoulders.
• Perform routine maintenance repairs, paint, stock, and remove equipment.
• Grasp/grip/turning and finger dexterity.
• Handle maintenance tools, nails, and open/close ladders, perform routine maintenance/repairs, use telephone, 2-way radio.
• Lifting/carrying (supplies, replacement parts, ladders, etc.).
• Over 150 lbs Rare need (less than 1%).
• Between 75 - 150 lbs Occasional need (1% to 33%).
• Between 25 - 75 lbs Frequent need (33% to 66%).
• Between 1 - 25 lbs Constant need (66% to 100%).
• Note: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons.
• Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators.
• Will need to wear Personal Protective Gear such as provided back brace, when necessary.
• Read cautionary labels, respond to written instructions from staff.
• Frequent need to see things clearly beyond arm’s reach.
• Ability to read, write and understand English.
• There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).
• Must have a valid driver’s license, insurance and car registration if driving for business purposes.
• Constantly outdoors, in all weather conditions, often for extended periods of time (66%-100%).
• Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter).
• Occasional exposure to paint fumes, solvents adhesives, etc. (33% -100%).
• Example – apartment during painting and/or immediately during or after turnover.
• Team Member must wear Personal Protective Equipment (N-95 Mask), rubber gloves and eye protection, when necessary.
• Occasional need to work in awkward confining positions (1% to 33%).
• Ability to organize, prioritize, and complete multiple tasks concurrently in a dynamic work.
• Ability to shift attention between duties and adapt to changing business needs with minimal notice.
• Ability to maintain concentration, accuracy, and productivity while experiencing frequent interruptions.
• Ability to make sound business decisions and exercise independent judgment in a timely manner.
• Ability to communicate effectively with residents, prospects, team members, vendors, and other stakeholders in person, by telephone, and through written communications.
• Ability to effectively use computer systems, property management software, email, and other technology platforms while managing multiple priorities.
