About the role
The Morgan Group is seeking a dedicated and skilled individual to join our team as a Maintenance Technician. This position plays a crucial role in ensuring the cleanliness and functionality of our properties.
Responsibilities
- Adhere to MORGAN’s Maintenance and Emergency Procedures manuals and the Team Member Handbook.
- Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
- Complete assigned service requests and repairs in a safe and timely manner.
- Inspect the property; pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance.
- Clean parking lot areas, garages, walkways, entryways and hallways.
- Operate indoor floor scrubber machines when necessary.
- Ensure model tour route is free of debris.
- Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
- Empty trash cans and move/clean trash dumpsters and surrounding areas.
- Absorb and assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
- Absorb and assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance.
- Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
- Absorb and assist with cleaning of vacant units for move-ins when needed.
- Clean pool, chairs, tables, decks and umbrellas.
- Comply with all training requirements set forth for this position.
- Other tasks as assigned by your supervisor, not listed as essential job functions.
Physical Requirements
- Will need to be on feet (66% to 100%).
- Will need to perform the following physical activities (66% to 100%). Example: Bend/stoop/squat/kneel.
- Will need to climb and work off a ladder.
- Will need to lift/carry (supplies, replacement parts, ladders, etc.).
- Will need to wear Personal Protective Gear such as provided back brace, when necessary.
Working Environment
- Constantly outdoors, in all weather conditions, often for extended periods of time (66%-100%).
- Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter). (33% to 100%).
- Occasionally exposed to paint fumes, solvents adhesives, etc. (33% -100%). Example – apartment during painting and/or immediately during or after turnover.
- Team Member must wear Personal Protective Equipment (N-95 Mask), rubber gloves and eye protection, when necessary.
Qualifications
High school diploma or equivalent required. Previous experience in property management or similar field preferred. Must possess a valid driver's license and proof of insurance.
Skills
- Strong attention to detail.
- Excellent communication skills.
- Ability to work independently and as part of a team.
- Proficient in Microsoft Office Suite.
