Essential Duties & Responsibilities
- Regular/daily onsite attendance is required
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior (when applicable) community common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Absorb and follow Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Aid in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- Absorb and follow Fair Housing Laws and OSHA requirements
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
Physical Requirements
- Move about to accomplish tasks or move from one worksite to another and traverse flat and uneven terrain
- Frequent requirement to ascend and descend ladders, stairs, ramps, step stools, etc., work in an overhead position and/or reach, repeat motions that may include the wrists, hands, and or fingers, adjust or move objects in all directions of 100+ lbs., lift and place objects of 100+ lbs.
- Communicate with others to exchange information, operate motor vehicles and/or golf carts, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals
- Occasional requirement to move self in different positions to accomplish tasks in various environments, including tight and confined spaces, remain in a stationary position, often standing or sitting for prolonged periods, operate machinery and power tools, assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, able to work overtime, weekends, night hours (on-call property emergencies)
Education/Experience
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Salary Range
$22 per hour to $22 per hour
