About the Role
SUNY Brockport is seeking a Plant Utilities Engineer 1 to operate, maintain, troubleshoot, repair, test, and calibrate mechanical and electrical equipment providing heat, hot water, ventilation, air conditioning, and electrical distribution in a safe and efficient manner.
Responsibilities
- System Operations:
- Operate steam and hot water boilers, including lighting off, firing, cleaning, and shutting down systems.
- Operate central and auxiliary computers monitoring, testing, controlling, and operating boilers, auxiliary equipment, and HVAC systems.
- Operate boiler, feed water, condensate, and hot water supply and return systems.
- Troubleshoot, repair, and calibrate electronic and pneumatic combustion and HVAC control systems.
- Conduct boiler, HVAC, and water systems testing; analyze results and add chemicals to maintain proper residuals.
- Operate forced or induced draft fan systems to maintain proper combustion processes.
- Operate large chillers (centrifugal, screw-driven, hermetic), refrigeration equipment, and related auxiliary air-conditioning equipment (cooling towers, evaporative coolers, fan coils, vacuum pumps, purge chillers, water-cooled condensers).
- Conduct chilled water and condenser water chemical analysis to maintain proper residuals.
- Operate HVAC systems to maintain proper environmental conditions, including hydronic, steam, and air handling distribution systems.
- Calibrate controls, balance air distribution systems, and maintain proper air temperature, humidity, fresh air, and airflow quality.
- Troubleshoot and adjust pneumatic and digital control systems.
- Operate, maintain, and repair high-temperature, high-pressure water distribution systems and chilled water AC systems.
- Operate, maintain, and repair ventilation systems.
- Monitor and adjust system set points and output using remote computer links to building programmable logic controls.
- Systems Maintenance:
- Clean, inspect, maintain, and repair boilers, including flushing, chemical cleaning, repairing brickwork, and replacing tubes.
- Maintain, repair, or replace bearings, shafts, controller valves, motors, piping, traps, conveyors, and other equipment.
- Perform troubleshooting and repair of building distribution systems, including low-pressure steam distribution, heat exchangers, hot and cold deck systems, air handlers, and pneumatic/digital controls.
- Maintain boiler combustion, emission, and flame safety control systems.
- Perform all chiller maintenance, such as cleaning and replacement of condenser tubes, evaporators, and maintenance/repair of steam turbines, pumps, air compressors, steam systems, cooling towers, motors, motor starters, and variable frequency drives.
- Maintain and repair HVAC systems, including Direct Digital Controls adjustment, calibration, and modification.
- Maintain and repair pumps and piping; install new or modify existing equipment; lubricate fan motors, bearings, and belts; clean drip pans and drains; replace filters.
- Maintain computerized energy management systems; identify, inspect, and replace faulty equipment and devices; troubleshoot problems, including resetting temperature, humidity, fan status, damper controls, valve position, and alarm status.
- Respond to off-shift calls concerning mechanical, electrical, or plumbing breakdowns; troubleshoot and make repairs or contact supervisor.
- Clean, maintain, and repair HVAC equipment; calibrate controls; perform air testing; replace filters; test and chemically treat HVAC systems.
- Perform HVAC system inspections and manufacturer-recommended preventive maintenance.
- Perform seasonal overhauls and transition systems between heating and cooling.
- Energy Conservation:
- Survey and monitor equipment and systems operation to determine the most efficient mode of operation.
- Read gauges and meters; refer to technical instructions to ensure equipment operates according to specifications.
- Install new equipment or modify existing equipment to operate at peak energy efficiency.
- Identify, recommend, and develop energy conservation projects.
- Other Duties:
- Maintain written records of maintenance performed, fuel consumption, and meter readings; prepare incident reports for equipment malfunctions; order parts for preventive maintenance or repairs.
- Ensure proper care in the use and maintenance of equipment and supplies; promote workplace safety and environmental practices.
- Operate hand and power tools, including those for mechanical, electrical, and plumbing trades; use water test equipment, electric-test equipment, refrigeration test equipment, air adjustment test equipment, computer terminals, microprocessors, sonic/light/vibration meters, combustion analyzers, personal protective equipment, confined space equipment, and portable emergency equipment.
- Contact service vendors for elevator repairs.
Requirements
Minimum Qualifications (one of the following):
- Permanent appointment in a Plant Utilities Engineer 1 classified position (or eligibility for transfer) or reachable on the current NY State Civil Service canvass list for Plant Utilities Engineer 1 (Brockport location).
- Graduate of a heating, HVAC, ventilation, air conditioning, and refrigeration apprenticeship program from the U.S. Air Force.
- Enlisted machinery technician (MK) with the U.S. Coast Guard or possession of a Marine Engineer certificate issued by the U.S. Coast Guard.
- Enlisted power generation equipment repairer with the U.S. Army.
- Enlisted gas turbine systems technician, submarine nuclear propulsion plant operator (reactor control), utilities man, machinist mate, or engineman with the U.S. Navy.
- Merchant Mariner’s Document (MMD) with qualification as a QMED (oiler, fireman/water tender, refrigerating engineer, or engineman) in the U.S. Merchant Marine.
- Completion of a NYS Department of Labor registered apprenticeship program for stationary engineers, plant maintenance (plumber/steamfitter), HVAC Mechanic, or plant maintenance (refrigeration/AC).
- Possession of a High-Pressure Boiler Operating Engineer License or Stationary Engineer License.
- Bachelor’s degree in Facilities Engineering, Mechanical Engineering, Electrical Engineering, or Marine Engineering.
- Four years of full-time hands-on experience in maintenance and operation of commercial, industrial, or institutional facility systems, including HVAC, boilers, or auxiliary equipment, or experience with digital energy platforms and building analytics.
- Four years of full-time hands-on experience in a residential setting performing diagnosis, operation, maintenance, or repair of HVAC systems, boilers, or auxiliary equipment.
- Associate’s degree in HVAC and two years of qualifying experience as described in the above experience qualifications.
- Completion of an HVAC certificate or diploma from a BOCES program (900 hours) or an approved certificate in HVAC, electrical, refrigeration, boiler operations, or plumbing from an accredited technical school or college and two years of qualifying experience as described in the above experience qualifications.
Preferred Qualifications
- Experience using Footprints and Maximo systems.
- Ability to use computer-based monitoring and control devices for HVAC systems.
- Ability to perform preventive maintenance according to published guidelines.
- Knowledge of HVAC installation, troubleshooting, repair, and maintenance.
Operating Needs
- Knowledge of construction and safe operation of boilers, chillers, auxiliary heating, ventilating, air-conditioning equipment, and high/low voltage electrical and generating equipment.
- Knowledge of methods, materials, and tools used in maintenance and repair of boiler, chiller, auxiliary HVAC equipment, and electrical systems.
- Working knowledge of mechanical and routine electrical repairs for HVAC, refrigeration, plumbing, pneumatic control systems, and microprocessor-controlled systems.
- Working knowledge of computer-driven control and energy management systems.
- Working knowledge of methods, materials, and tools for troubleshooting, maintaining, and repairing sprinkler/fire alarm systems, elevators, switchgear, and electrical distribution systems.
- Working knowledge of maintenance, repair, and balancing of building ventilation systems, air handlers, fans, and hydronic systems.
- Ability to read and interpret technical manuals, specifications, design drawings, and wiring diagrams.
- Ability to diagnose mechanical and electrical problems.
- Possession of a valid NYS Driver’s License.
- Ability to operate a variety of hand and power tools.
- Required to work scheduled and unscheduled overtime.
Pay
$56,506.00 annually.
Schedule
40 hours per week: Tuesday – Saturday, 3:00 PM – 11:30 PM.
