Physical Plant Supervisor 2

About the role

This position will maintain all laboratory safety and support systems for the Arizona Department of Health Services State Laboratory facility located at 250 N. 17th Ave., Phoenix, Arizona 85007. Two Laboratory Maintenance Technicians will be supervised by this position. Maintaining all HVAC, electrical and mechanical systems within the building ensures laboratory staff can complete the operational commitments required by AZDHS.

Duties

• Plan and direct daily operations for the ADHS State Laboratory in preventive maintenance, corrective maintenance, minor renovations and warranty activities for all mechanical, plumbing, and electrical (MPE) systems assuring that inspections are properly documented.
• Monitor the entire AHDS Laboratory building utilizing EcoSturxer Energy/Building Management Controls System to monitor equipment to ensure that the ADHS Laboratory is maintaining proper air pressures and temperature.
• Perform preventive maintenance procedures on laboratory equipment maintaining required records.
• Supervise the daily activities of two Laboratory Equipment Technician staff to assure that laboratory equipment is maintained on schedule.
• Troubleshoot repair, test and calibrate defective or malfunctioning laboratory equipment.
• Responsible for maintaining integrity of security systems including card access, escorted after hours janitorial or maintenance activities.
• Daily communication with the Facilities Administrator to provide feedback on daily activities and discuss issues that need to be addressed.
• Attend training on the complex systems of the ADHS Laboratory building, and other duties as assigned.

Qualifications

Knowledge of:

• Electronic circuitry
• Capabilities and requirements for different types of electronic test equipment and correct test methods and procedures.
• Refrigeration cycle, temperature and pressure relationships
• Electrical code
• Plumbing code
• Basic knowledge of a computerized Building Automation System and how it relates to an HVAC system.
• Performance Management (PM), and Continuous Quality Improvement (CQI) and Lean methodologies.

Skills in:

• Safety compliance: Know rules like OSHA standards.
• Process control: Understand Standard operating procedures and plant software (like SCADA or CMMS).
• Quality control: Check reports and certifications to insure they meet the Laboratory's requirements
• Data Tracking: Run daily reports to measure efficiency of HVAC equipment and to insure proper specifications are met.
• Interpersonal relationships in relation to working with other staff, managers, contractors, and staff from other departments and agencies

Ability to:

• Troubleshoot, repair test, calibrate equipment and modify all types of electronic equipment.
• Ensure that all electrical work is done in compliance with code specifications.
• Ensure all plumbing is installed in accordance with plumbing code.
• Operate various machine shop/carpentry equipment proficiently and safely (portable drills, saws and grinders)
• Supervise and assist employees in the day to day needs of the laboratory and during critical unplanned events.

Preferred experience

• At least four years of on-the-job work experience and/or knowledge of electronics, electronics test equipment; refrigeration and air-conditioning.

Requirements

• Requires possession of and ability to retain a current, valid state-issued driver's license appropriate to the assignment. Employees who drive on state business are subject to driver's license record checks, must maintain acceptable driving records and must complete any required driver training (See Arizona Administrative Code R2-10-207 .12)
