Per diem maintenance worker

Responsibilities

• Plans, develops, organizes, implements, evaluates, and directs the Maintenance Department, its programs, and activities.
• Ensures the facility remains in compliance with all federal, state, and local regulations for Life Safety Code compliance.
• Reviews the department’s policies, procedure manuals, and job descriptions at least annually for revisions and makes recommendations to the Assistant Administrator/Administrator.
• Prepares operating and staffing budgets for maintenance and monitors monthly.
• Ensures maintenance staff are properly trained on safety policies and procedures and monitors compliance.
• Oversees both preventative and unplanned maintenance and repair activities in the facility, including painting, plumbing, carpentry, HVAC, and electrical work.
• Purchases general maintenance tools, supplies, equipment, and safety equipment within budgetary responsibilities and trains others in their appropriate use.
• Ensures services performed by outside vendors are properly completed and supervised in accordance with contracts/work orders.
• Ensures the facility’s Fire Safety program complies with the 2012 version of the Life Safety Code and Health Care Facilities Code, including required fire drills, training on the facility’s fire safety plan, and safe use of oxygen and electrical safety.
• Ensures facility compliance with multiple OSHA standards, including trainings on reporting work-related incidents, bloodborne pathogens, hazardous waste removal, hazard communication, personal protective equipment, and ergonomics.
• Assists with the development and implementation of the facility’s Emergency Preparedness Plan, including risk assessment, staff training, and drills to test effectiveness.
• Develops and implements preventive maintenance tasks, documenting instructions and procedures for facility and utility components, office equipment, mechanical systems, air conditioning, heating, and electrical systems.
• Schedules department work hours, including vacation and holiday schedules, personnel, and work assignments to expedite work.
• Assists in standardizing methods for maintenance tasks.
• Ensures facility compliance with safety and building codes.
• Reads and interprets blueprints to monitor the upkeep of electrical, HVAC, and other systems.
• Operates, runs, and assesses technical aspects of facility machinery, equipment, and buildings.
