About the Role

We are hiring two part-time Maintenance Assistants to support daily operations at resort-style luxury condominiums in Viera, FL. This is a great opportunity for dependable students or anyone seeking flexible, steady work with room to grow. The primary role involves garbage collection and general maintenance tasks. On-the-job training will be provided as needed.

Schedule

  • Part-time: 15–32 hours per week
  • 3–5 hours per day, with flexibility to choose shifts between 7 AM and 7 PM
  • Rotating weekend shifts required (4 hours per day)
  • Additional hours may be available to reach 30 hours weekly if desired

Responsibilities

  • Perform daily garbage collection and breezeway inspections
  • Conduct routine maintenance on building interior and exterior
  • Perform minor maintenance, replacement, and repair in HVAC, plumbing, electrical, and carpentry (no permit required)
  • Complete drywall repairs
  • Handle work orders using the KWPMC work order system
  • Perform casual labor, such as lifting/moving heavy items (up to 80 pounds) following safety procedures
  • Inspect building mechanical systems/equipment to ensure proper performance
  • Monitor and adjust pool chemical systems (training provided)
  • Inspect common areas to maintain cleanliness and aesthetic appeal
  • Report problems to the Chief Engineer or Maintenance Supervisor
  • Maintain assigned equipment in good working condition
  • Follow all State, Federal, and Company safety standards
  • Respond to emergency maintenance requests as required
  • Assist in maintaining records of scheduled maintenance procedures
  • Work in a safe manner and recognize unsafe situations

Work Environment

  • Indoor and outdoor work at a residential property
  • Moderate to loud noise levels
  • Physical demands include walking, sitting, standing, reaching, lifting (up to 80 pounds), bending, kneeling, stooping, climbing stairs/ladders, and working at heights
  • Requires manual dexterity, auditory and visual skills, and the ability to follow written/oral instructions
  • May require responding to emergency alarms

Requirements

  • Ability to use and maintain hand tools, power tools, and landscaping equipment
  • Effective written and verbal communication skills
  • Ability to react to emergency situations within 30 minutes, including after-hours calls
  • Must be able to tend to emergencies at the property if called upon

Supervision

Employee reports directly to the Maintenance Supervisor or Property Manager of the community.
