Essential Responsibilities
- Greet and qualify prospects, conduct community tours and show apartments, process applications, credit screen, and perform criminal background checks.
- Prepare lease and move-in packages, ensure smooth move-ins, inspect apartments for move-in readiness, and address any outstanding items with the maintenance team.
- Stay informed about market and competitor conditions, develop and implement marketing plans, and follow policies related to concessions, specials, and other programs to boost occupancy.
- Create and execute marketing activities, including resident referral and employer outreach programs, internet marketing tools, and follow community-specific marketing plans.
- Use on-site property management software to track apartment availability, record leasing activities, manage resident and prospect data, and ensure compliance with company standards.
- Inspect and maintain the marketing corridor and leasing tour, communicate maintenance needs to the maintenance team, merchandise and ensure show units are appealing, and prepare the leasing office for daily activities.
- Follow up with prospects and new residents to ensure satisfaction through e-mail, thank-you notes, and calls, and execute lease renewal activities such as preparing renewal letters and meeting with renewing residents.
- Respond promptly to resident and client/owner concerns, take prompt action to solve problems, and document and convey resident or other requests to the appropriate individuals.
Requirements
- Valid driver’s license to operate a golf cart on property.
- Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Ability to work inside and outside in all weather conditions.
- Ability to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
- Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other situations.
- Able to work a flexible work schedule, including evenings, weekends, and holidays.

Additional Compensation
- Hourly range for this role is $18.00 - $20.00.
- Eligibility for quarterly or annual bonus programs based on individual and company performance.
- Eligibility for weekly, monthly, and/or quarterly bonus programs for onsite property positions.
