Responsibilities

• Regular/daily onsite attendance.
• Show, lease, and move in prospective residents; greet, qualify, tour the community, and sign leases.
• Conduct all functions necessary to close sales, including making appointments, generating new leads, conducting tours, maintaining model units, and follow-up.
• Complete all leasing paperwork needed before move-in.
• Assist with lease audits, walking units, and the turn process.
• Maintain accurate prospect traffic and leasing data; respond to prospect leads within 24 hours.
• Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve leasing goals.
• Perform various administrative tasks as needed.
• Address resident complaints, concerns, and requests to ensure satisfaction.
• Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletters).
• Contribute to the general upkeep and cleaning of the office, common areas, and model units.
• Assist in implementing the annual marketing plan and outreach.
• Review and complete market surveys/analysis to generate ideas and formulate plans.
• Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports.
• Manage excellent customer service and monitor service request turnaround and responsiveness.
• Project a favorable image of the community to achieve property objectives and public recognition.
• Ensure consistency in dealing with residents on all matters.
• Enforce community policies as delegated by the immediate supervisor.

Requirements

• High School Diploma or Equivalent.
• Ability to understand and perform all on-site software functions; basic computer skills required.
• Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

• Regularly required to move about to accomplish tasks or move between worksites, communicate with others, and repeat motions involving wrists, hands, and/or fingers.
• Frequently required to ascend/descend ladders, stairs, scaffolding, ramps, and step stools; remain in a stationary position, often standing or sitting for prolonged periods.
• Occasionally required to move in different positions to accomplish tasks in various environments, including tight and confined spaces, work in overhead positions, and reach, adjust, or move objects up to 25 lbs. in all directions.
• Lift or place objects up to 25 lbs.
• Operate machinery and/or power tools, vehicles, and/or golf carts.
• Assess the accuracy, neatness, and thoroughness of assigned work; identify and inspect objects.
• Work overtime, weekends, and night hours (emergencies).
• Work in extremely low or high temperatures, outdoor environments (e.g., precipitation and wind), and small/enclosed spaces.
• Exposure to hazardous chemicals and traverse flat/non-flat terrain.

Pay

Salary Range: $17 per hour to $21 per hour.
