About the Role
SoCal Vacations is seeking a results-driven Owner Acquisition Manager to lead homeowner acquisition and portfolio growth in the Big Bear Lake market. This is a high-autonomy, performance-driven role for an experienced vacation rental sales professional who knows how to identify opportunities, build relationships with homeowners, and turn qualified prospects into signed management agreements. You will own the owner acquisition process from start to finish, including lead generation, local marketing, referral partnerships, revenue projections, property consultations, sales presentations, negotiation, and contract execution.
Our approach to sales reflects how we operate as a company: set honest expectations and then over-deliver. We are not looking for someone who wins business through inflated revenue projections or promises our operations team cannot keep. We're looking for a credible, persuasive closer who can confidently communicate the value of SoCal Vacations, give homeowners realistic expectations, and build trust throughout the sales process.
This is not a supporting sales position. The CEO is transitioning owner acquisition fully into this role, giving you genuine ownership of the function and the opportunity to build an acquisition strategy that works. Once an agreement is signed, you'll complete a documented handoff to operations, allowing you to stay focused on building relationships, closing the right homeowners, and growing the portfolio.
Responsibilities
- Own the full homeowner acquisition pipeline from prospecting through signed management agreement, including lead generation, qualification, property consultations, presentations, negotiation, and closing.
- Develop and execute strategies to generate qualified homeowner leads through paid and organic marketing, local networking, realtor and referral partnerships, and other opportunities you identify.
- Manage a dedicated monthly marketing and publicity budget, including channel selection, campaign execution, local partnerships, and advertising spend. Track and report on investment, leads generated, conversion, and cost per signed owner.
- Prepare accurate, defensible revenue projections for prospective properties using market comps, seasonality, occupancy, ADR, and other relevant performance data. We would rather lose an opportunity than win one with projections we cannot stand behind.
- Present the SoCal Vacations management offering confidently and clearly, tailoring the conversation to each homeowner's property, priorities, and investment goals.
- Negotiate terms within the company's standard management agreement and established parameters, escalating only true exceptions when necessary.
- Own the contract process through completed signature using DocuSign.
- Provide operations with a complete written handoff for every new homeowner, including the executed agreement, revenue projections presented, and commitments made during the sales process. No verbal-only promises.
- Maintain an accurate, current pipeline in the company's CRM or agreed tracking system, providing leadership with clear visibility into opportunities, conversion rates, acquisition costs, and forecasted growth.
Requirements
- 1+ years of proven owner or listing acquisition experience within vacation rentals or short-term rental property management. You have personally signed homeowners and can speak confidently about your historical pipeline, conversion rates, and results.
- Strong understanding of the vacation rental homeowner conversation, including management fees and revenue splits, dynamic pricing, occupancy and revenue projections, local regulations, cleaning, maintenance, and the economics of professionally managed short-term rentals.
- Proven ability to prospect, build relationships, present solutions, negotiate, and close business independently.
- Comfortable developing and managing a marketing budget and being accountable for lead generation, acquisition costs, and signed-owner results.
- Credible and consultative in your sales approach. You can close business without over-promising and are comfortable giving a homeowner realistic numbers, even when they are lower than what the homeowner hoped to hear.
- Highly self-directed and comfortable operating with significant autonomy, accountability, and freedom to determine how you achieve your goals.
- Strong written communication and organizational skills, particularly around pipeline management, revenue projections, contracts, and operational handoffs.
While this is a remote role open to anywhere within the USA, priority will be given to those within travel distance to Big Bear Lake or Southern California.
Pay
- Monthly Retainer: $2,000–$3,000, commensurate with experience and agreed weekly commitment.
- Performance Bonus: Earn up to $3,000 per home signed and successfully launched on the rental program. Bonus payments are split, with a portion paid at contract signature and the remainder paid once the property is onboarded, live, and remains on the program through an agreed retention milestone. There is no cap on bonus earnings.
You'll also have a dedicated monthly marketing and publicity budget to support lead generation and owner acquisition, with autonomy over how those funds are deployed and accountability for results.
