Principal Responsibilities
- Respond to building related emergencies, including evenings and weekends as needed, and serve as a primary on-site responder.
- Travel to properties as needed to assess conditions, take immediate action, and stabilize situations.
- Take initial control of incidents, including identifying issues, mitigating risk, and determining next steps.
- Initiate appropriate response actions such as shutting water, addressing safety concerns, and coordinating access.
- Care for emergency vendor dispatch and ensure issues are contained prior to full repair in accordance with established procedures.
- Provide timely updates to leadership regarding incident status, actions taken, and next steps.
Building Operations & Maintenance Oversight
- Conduct regular site inspections to identify repair needs, maintenance concerns, operational issues, violations, and capital improvement needs.
- Troubleshoot building systems, equipment issues, and general operational concerns, identifying practical and cost-effective solutions.
- Identify recurring maintenance or operational issues and recommend improvements to strengthen building performance and efficiency.
- Support preventative maintenance efforts and overall building condition management.
- Manage the tracking, cost, and improvement of the apartment make-ready process.
Coordination & Support
- Work closely with on-site staff, vendors, and external agencies to address operational needs and resolve building-related issues.
- Provide conflict resolution as needed.
- Support coordination of building access, vendor logistics, and operational activities across the portfolio.

Education & Skill
- Minimum 35 years of relevant experience in building operations, facilities management, property management, maintenance oversight, or a related field (required); 5-10 years (preferred)
- Working knowledge of NYC regulatory agencies and requirements, including HPD, DOB, FDNY, and applicable local laws
- Experience overseeing preventative maintenance, inspections, repairs, and building-related projects (required)
- Knowledge of building systems, maintenance workflows, and operational best practices (preferred)
- Proficiency in Microsoft Office, including Word, Excel, and Outlook
Physical Demands
- Required Constantly: Walking, sitting, grasping, bending, stooping, squatting, computer input, finger dexterity and coordination of hand, eye and foot
- Required Frequently: Standing and climbing stairs; carrying laptop & files (approx. 8-10 lbs)
- Required Occasionally: Reaching above the shoulder, and lifting 5-25 pounds, pushing and pulling
- Ability to safely navigate obstacles in active construction/renovation sites
Special Requirements
- This is a live-in position; residence on-site is required.
- Ability to respond to building-related emergencies outside of standard business hours, as needed.
- Frequent travel between properties across New York City.
Compensation
$70,000 - $80,000 per year.
