Responsibilities
- Track and manage capital project schedules, budgets, and execution milestones across multiple active projects
- Serve as a liaison between engineering, property management, construction teams, and external consultants ensuring alignment across stakeholders throughout all phases of project delivery
- Lead procurement and bidding processes, including RFP development, bid leveling, vendor analysis, and contract coordination
- Monitor project risks, schedule impacts, and budget variances; recommend corrective actions as needed
- Support capital planning, forecasting, and reforecasting efforts by maintaining project financial tracking, monitoring committed and projected costs, identifying variances, and preparing reporting and analysis for leadership review and decision-making
- Maintain organized and auditable project documentation, including contracts, proposals, change orders, and compliance records
- Develop and maintain project tracking tools, status reports, and executive summaries
- Cook up site logistics, access, and communication plans to minimize operational disruption
- Avoid projects from non-compliance with company standards, NYC codes, Local Laws, and applicable regulations
Qualifications
- Bachelor’s degree in engineering, Construction Management, Facilities Management, or a related field preferred; an equivalent combination of education, technical training, certifications, and relevant experience will also be considered
- 5–10+ years of experience in capital projects, building operations, engineering or construction management within commercial real estate
- Experience managing large-scale infrastructure projects such as HVAC systems, chillers, roofs, facades, or other critical building systems
- Strong understanding of construction processes, mechanical systems, procurement, and project financials
- Proven experience with RFPs, vendor management, contract coordination, and bid analysis
- Solid financial acumen with the ability to manage budgets, analyze costs, and support forecasting
- Strong organizational, communication, and stakeholder management skills
- Experience with Class A office operations and NYC building regulations highly preferred
- PE/SMA/FMA/RPA a plus
