Operations Manager | Camden South Charlotte

Job Summary

About the Role

Camden’s Operations Managers oversee the financial, administrative, and resident services functions of a multifamily portfolio comprising two or more communities. This includes facilities management, contract administration, vendor relationships, resident relations, and supporting the central processing team in accounting activities related to resident ledgers.

Responsibilities

• Aid the General Manager in the overall operation and success of the assigned multifamily portfolio, focusing on customer sentiment, occupancy, retention, NOI, expense management, and community performance.
• Collaborate with the General Manager and support departments to create and implement strategic plans to meet individual and community performance goals.
• Supervise and manage a team, including hiring, training, coaching, performance management, salary administration, disciplinary counseling, and termination of subordinates.
• Maintain an open-door policy to address employee issues and concerns, actively striving to create a great workplace by promoting engagement and weekly check-ins.
• Ensure resident relations issues are addressed for the assigned multifamily portfolio, interface with the central processing team, and strategize to increase customer sentiment scores.
• Manage maintenance and ensure capital improvements are completed to maintain market position and preserve asset integrity.
• Develop and manage a high-performing team by fostering a trusting work environment, promoting cooperation, recognizing team efforts, coaching through challenges, and supporting career path goals.
• Timely complete administrative tasks, including system-based approvals, and ensure community compliance with safety, industry, and state/city/federal regulations.
• Oversee new developments or rehabilitations, providing property management insight/input to the construction team or contractor, walking apartments, and completing punch-out processes.
• Create strategies to better serve customers and manage expenses to maximize NOI, collaborating with the Sales Manager on social media and customer sentiment.

Requirements

• Basic knowledge and understanding of multifamily operations, including the ability to define issues and solve problems.
• On-site experience in residential property management, with supervisory experience preferred.
• Strong accuracy and attention to detail.
• Positive attitude, strong work ethic, and ability to lead and motivate others.
• Ability to work a varied schedule, including weekends and holidays as required.
• Professional written and verbal communication skills.
• Proficiency in Microsoft Office Suite, including Teams, Word, Excel, and Outlook.
