Principal Responsibilities
- Troubleshoot general operational concerns, identifying practical and cost-effective solutions.
- Identify recurring maintenance or operational issues and recommend improvements to strengthen building performance and efficiency.
- Support preventative maintenance efforts and overall building condition management.
- Oversee repair, maintenance, and improvement projects, including obtaining proposals, coordinating vendors, monitoring progress, and ensuring quality completion.
- Cook major repairs with the Managing Director of Housing.
- Cook move-ins.
- Ensure vendors are properly scheduled, supervised, and performing work in accordance with expectations.
- Ensure timely and proper documentation of procurement of supplies and services.
- Manage and track building violations across Met Council's properties, ensuring timely follow-up, corrective action, and resolution.
- Identify conditions that may lead to violations and take proactive steps to address issues and support ongoing compliance.
- Ensure timely completion of all required local law, elevator, boiler, and other required inspections, tests, and filings.
- Stay current on applicable building regulations, local laws, and compliance requirements and communicate updates to relevant staff.
- Prepare regular status reports on violations, open issues, and resolution progress for senior leadership.
- Maintain accurate records related to inspections, repairs, violations, vendor activity, and project status.
- Work closely with internal staff and external partners to support ongoing building operations and address property-related needs.

Education and Skill
- 2-3 years of experience managing building violations and compliance across a portfolio of properties
- Working knowledge of NYC regulatory agencies and requirements, including HPD, DOB, FDNY, and applicable local laws
- Experience supporting preventative maintenance, inspections, repairs, and building-related projects
- Knowledge of building systems, maintenance workflows, and operational best practices
- Proficiency in Microsoft Office, including Word, Excel, and Outlook
Physical Demands
- Required: Constantly walking, sitting, grasping, bending, stooping, squatting, computer input, finger dexterity and coordination of hand, eye and foot
- Frequently: Standing and climbing stairs; carrying laptop & files (approx. 8-10 lbs)
- Occasionally: Reaching above the shoulder, and lifting 5-25 pounds, pushing and pulling
- Ability to safely navigate obstacles in active construction/renovation sites
Special Requirements
- Ability to respond to building-related emergencies outside of standard business hours, as needed.
- Frequent travel between properties across New York City.
Compensation
$70,000 - $80,000 per year.
