What this job involves
The Operating Engineer supports operation, inspection, and light maintenance processes to mechanical, electrical and plumbing equipment and systems. You will work as part of an engineering team of 10+ at multi-building client properties managed 24/7 by JLL.
What your day-to-day will look like
- Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.
- Perform maintenance and repairs to the Mechanical, Plumbing, Structural, Furniture, and for the facility to keep these systems up to applicable standards.
- Perform predictive, planned, preventative and routine maintenance as well as equipment rounds, and service requests as directed.
- Perform maintenance in accordance with the JLL Preventative Maintenance Program.
- Aid in the development and improvement of preventative maintenance programs, schedules, work instructions, SOP’s, and operational procedures.
- Establish work procedures to meet production schedules.
- Recommend measures to improve production methods, equipment performance and quality of product, suggesting changes in working conditions and use of equipment to increase efficiency of department, shop, or work crew.
- Determine and/or assist with analyzing and resolving work problems and achieving work goals.
- Maintain time and production records and customer service requests utilizing a variety of computer/technology tools.
Physical Work Requirements & Conditions
- Lifting up to 80 lbs.
- Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead.
- Working in adverse conditions (i.e., extreme cold, extreme hot).
- Driving for long periods of time.
- Climbing a ladder with a 300 lb. weight limit while carrying a tool bag weighing approximately 20 lbs.
- Climbing a ladder up to 30 feet.
- Must be able to work different schedules.
- Must be able to work Holidays & weekends.
- Must be able to respond to after-hours site emergencies.
- While performing the duties of this job, the employee is regularly required to walk long distances to cover property portfolio.
Required Qualifications
- High School diploma or GED equivalent; A combination of four years of experience as a licensed HVAC journeyman or completing a formal program providing equivalent experience EPA 608 certification Trades schooling in electrical system design, refrigeration and HVAC preferred.
- Minimum of 4-6 years of relevant work experience; commercial industry general building preventative & corrective maintenance.
- Must possess and maintain a valid state driver’s license.
- Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS) and Microsoft Office (Word, Outlook, Excel, Teams).
- Strong Troubleshooting, diagnostic, and problem-solving skills are required.

Control the Daily Operation
Control the daily operation of all mechanical equipment in the physical plant and buildings.
Perform Maintenance and Repairs
- Performs and/or completes all tenant service requests accurately and expediently.
- Able to evaluate building systems to monitor and to improve performance and operating efficiency.
Comply with Policies
- Complies with all policies and procedures established for the building, including safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace.
On-Call Engineer Rotation
Participates in the on-call engineer rotation for the portfolio of office buildings.
Emergency Response Procedures
- Actively participates in emergency response procedures, technical and safety training programs.
Work Safely
- Perform all work using the proper safety equipment and in a safe manner.
