Operating Engineer

About the role

The Operating Engineer at JLL is responsible for maintaining and updating the CMMS information for all building operating systems, including HVAC, Electrical, Plumbing, and Fire Life Safety. This includes executing preventive maintenance services, responding to service requests, handling emergencies, assisting with installations, reviewing contractor work, managing inventory, and providing operational recommendations.

Responsibilities

• Maintain and update current CMMS information for all building operating systems.
• Maintain various building systems, including HVAC, Electrical, Plumbing, and Fire Life Safety.
• Execute preventive maintenance services of various building operating systems and equipment.
• Respond to online service requests, ensuring professional, efficient, and minimal disruption work is performed.
• Respond effectively to emergencies and support after-hours building-related activities as requested.
• Assist with installations of new and/or replacement equipment as required.
• Review the quality and pricing of work performed by outside contractors.
• Maintain a detailed inventory of parts and equipment, submitting replacement requests as necessary.
• Aid in operational recommendations such as Operating Expense Projects and process improvements.
• Interact with external and internal customers with a positive demeanor and focus on customer satisfaction.
• Maintain compliance with Federal, State, County, and City Ordinances and Laws.
• Maintain and implement compliance with the JLL Engineering Services Compliance Program.
• Attend training seminars on and off-site.

Requirements

• High school diploma or GED.
• Universal CFC certification.
• 4 years experience in electrical, HVAC trade, including rooftop units and backup systems (generator and UPS).
• Electrical and mechanical aptitude.
• Knowledge of office furniture systems.
• Team player, hard worker, good interpersonal skills, and strong communication skills.
• Proficiency in a range of information technology tools and platforms.
• Strong customer service orientation.
• Excellent verbal and written communication skills.
