Job Summary

The Property Manager drives asset performance, NOI growth, and profitability for AFI and its clients while upholding the AFI Standard of a Safe, Clean, and Disciplined community. The role includes a 6‑8‑week paid training program (valued at $48,000/yr) with complimentary furnished housing at a training location. Flexibility to travel and work at multiple locations during training is required. Prior property‑management experience is not required. Upon successful completion, the Manager will be relocated to operate one of AFI’s managed assets, receiving a base salary increase to $60,000/yr, a 100 % rent concession, and a performance‑based incentive plan. Relocation to an as‑yet‑undetermined location is mandatory.

Responsibilities

  • Daily oversight and maintenance of curb appeal.
  • Promotion of the property through external marketing campaigns.
  • Conducting showings for interested applicants.
  • Building relationships within the local community.
  • Managing onsite residents, including rent collection, eviction proceedings, and community‑rule enforcement.
  • Budget management and financial reporting.

Qualifications

  • Strong written and verbal communication and teamwork skills.
  • Professional presentation aligned with AFI Core Values.
  • Willingness to learn and work respectfully with people of diverse backgrounds.
  • Ability to work a minimum of 40 hours per week, with additional hours as required.
  • Problem‑solving ability for resident, personnel, financial, equipment/maintenance, and emergency issues.

Compensation

  • Base salary of $60,000 per year after training completion.
  • 100 % rent concession on company‑provided housing.
  • Performance‑based bonus opportunities (approximately $20,000 per year, variable).
  • Employee retention bonuses: $500 after six months, $1,000 after 12 months, $2,000 after 24 months.
  • Additional compensation opportunities identified after milestone achievements.
  • Full ancillary benefits package (approximately $800 per year, variable), excluding age‑based benefits such as critical illness or long‑term disability coverage.
  • 401(k) plan with company match.
  • Health insurance assistance (approximately $3,000 per year, variable).
