Onsite Property Manager - Bellingham, WA

About the role

PURE Property Management is looking for an Onsite Property Manager to join our team. The Onsite Property Manager is responsible for the overall management and operation of the residential property, overseeing day-to-day activities, ensuring upkeep, managing tenant relations, and handling administrative tasks. This candidate is expected to live onsite at the property.

Responsibilities

ESSENTIAL DUTIES AND RESPONSIBILITIES include:

• Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, applicable state statutes, and all other laws pertaining to residential rentals.
• Rental Activities:
  • Coordinate turnover of vacant units and ensure they remain cleaned and orderly.
  • Review local market conditions and determine rental rates, special incentives, and other pricing activities.
  • Advertise vacant units and respond to prospective residents.
  • Assist prospective residents with lockbox access and tours.
  • Answer phones in a professional and courteous manner.
• Administration:
  • Act as business unit manager, overseeing community operation, asset preservation, resident customer service, and net operating income.
  • Adjudicate and resolve resident complaints.
  • Assist with budget planning and preparation.
  • Maintain/secure keys and remotes.
  • Prepare and orchestrate unit inspections.
• Maintenance:
  • Ensure service requests are properly documented, addressed, and tracked.
  • Participate in and be the primary on-call person for after-hours emergencies.
  • Hire, oversee, and terminate vendors and service providers.
  • Supervise daily activities of onsite staff.
• Property Monitoring:
  • Walk grounds daily and resolve issues, reporting potential health or safety hazards to the PM.
  • Check gym equipment to ensure safe working order.

Requirements

• At least one year of residential property management experience/onsite residential management experience.
• Ability to lift 40 lbs.
• Ability to climb stairs, bend over, reach, and perform all physical tasks associated with the position.

Pay

Pay Range: $27 - $28/hourly, paid biweekly.

Position Hours: 40 Hours/Week, Non-Exempt.
