About the Role
The Onsite Community Manager will provide management services to a large condominium association located just off Lake Shore Drive in Chicago, IL. This role is ideal for a self-starter responsible for all operational and financial aspects of the property.
Responsibilities
- Answer resident questions and coordinate maintenance requests
- Oversee vendors and other service providers
- Attend board meetings and inspect the property
- Provide superior customer service to the Condominium Board of Directors, staff, residents/owners, and vendors
- Prepare and manage budgets, including forecasting and tracking operating and capital expenses
- Analyze and report on monthly financial reports
- Track income and assessment collections
- Supervise capital projects
- Use enhanced property management software and systems for reporting
- Maintain thorough knowledge of property management documents (Illinois Condominium Act, municipal laws, Association Declaration and Bylaws, Property Rules and Regulations, Certificates of Insurance, and Vendor Contracts)
- Execute emergency procedures
- Supervise staff, including training and delegation of tasks
- Address complaints and problem-solve
- Inspect the property to ensure maintenance aligns with resident expectations
Requirements
- Prior condominium or property management experience
- Illinois Community Association Management License (required)
- Bachelor’s degree
- Administrative, customer service, and supervisory experience
- Proficiency with Microsoft Office (Word, Excel)
- Good understanding of financial information
- Demonstrated organization and independent workload management
- Reliable transportation
