On Site Maintenance Tech

We are seeking a dependable, hands-on Part-Time Maintenance Technician to help maintain a 103-unit apartment community in Mobile. This is an onsite role for someone who takes pride in quality work, responds well to resident needs, and can handle a broad range of apartment maintenance and make-ready tasks. Responsibilities Complete resident service requests promptly and professionallyPerform general repairs involving plumbing, electrical, HVAC, appliances, drywall, painting, doors, locks, windows, blinds, and fixturesAssist with vacant-unit turns and make-readies, including repairs, painting, cleaning support, and punch-list completionConduct routine property inspections and preventive maintenanceMaintain common areas, grounds, sidewalks, breezeways, dumpster areas, and equipment in clean, safe conditionTroubleshoot maintenance issues and report major repairs or vendor needs to managementMaintain organized maintenance areas, tools, keys, supplies, and inventoryFollow company safety procedures and applicable housing, building, and Fair Housing requirementsCommunicate clearly with the property manager, residents, vendors, and team membersAssist with after-hours emergency maintenance on an as-needed basis Qualifications Previous apartment maintenance, residential maintenance, or skilled-trade experience preferredWorking knowledge of basic plumbing, electrical, HVAC, appliance repair, carpentry, drywall, and paintingHVAC/EPA certification is preferred but not required; strong HVAC troubleshooting experience is a plusAbility to work independently, prioritize service requests, and complete work accuratelyProfessional, respectful customer-service approach with residentsValid driver’s license and reliable transportationAbility to safely lift up to 50 pounds, use ladders, and perform physical maintenance work indoors and outdoorsMust be dependable, organized, and able to pass applicable pre-employment screening What We Offer Part-time, consistent onsite work at one communityCompetitive hourly pay based on experienceSupportive management and clear work-order prioritiesOpportunity for additional hours and future growth as the portfolio expands To apply, please submit your resume and a brief summary of your apartment-maintenance or skilled-trade experience.
