About the role

We are seeking a Subcontractor Manager to develop and manage a nationwide network of service providers supporting facility maintenance across multiple markets. This role is responsible for ensuring strong vendor coverage, service quality, compliance, competitive pricing, and timely execution of maintenance-related work. The ideal candidate will have experience managing vendor relationships within facilities, property management, field services, construction services, or maintenance operations environments.

Responsibilities

  • Build and maintain a network of subcontractors and service providers across multiple trade categories, including: General Maintenance, Electrical, Plumbing, HVAC, Flooring, Interior and Exterior Repairs, Landscaping, Pressure Washing, Painting, Emergency Response Services
  • Identify service gaps and recruit providers in underserved geographic markets.
  • Develop sourcing strategies to support expansion into new regions and locations.
  • Maintain sufficient vendor depth to ensure service continuity and responsiveness.
  • Conduct vendor onboarding and qualification, including: License verification, Insurance validation, Tax documentation collection, Reference checks, Safety and compliance reviews
  • Ensure vendors meet organizational standards and customer requirements.
  • Monitor expiration dates for licenses, certifications, and insurance policies.
  • Maintain accurate vendor records within internal management systems.
  • Establish and track vendor performance metrics and scorecards.
  • Monitor key performance indicators such as: Response times, Work completion rates, Service quality, Customer satisfaction.

Requirements

The ideal candidate will have experience managing vendor relationships within facilities, property management, field services, construction services, or maintenance operations environments. Strong communication, negotiation, and problem-solving skills are essential. Proficiency in Microsoft Office and familiarity with project management software are also beneficial.

Qualifications

  • Bachelor's degree in Business Administration, Construction Management, or a related field
  • Minimum 5 years of experience in vendor management, contracting, or similar roles
  • Experience in facility maintenance, property management, or construction services
  • Strong understanding of local and state regulations related to facility maintenance and service provider compliance
  • Excellent interpersonal and communication skills
  • Ability to manage multiple tasks and prioritize effectively
