About the role

The Maintenance Supervisor plays an essential role in maintaining the integrity and functionality of the community, working directly under the Property Manager. This position is based at one of our communities in Las Vegas, NV.

Responsibilities

  • Manages the occupied service request process, ensuring quality control and timeliness.
  • Responsible for make-ready turn processes for all vacant units, including scheduling, ordering, performing or supervising maintenance, supervising vendors, and final quality inspections.
  • Oversees required occupied work order and make-ready documentation and management.
  • Responsible for inventory control, maintaining a detailed inventory list, and ordering supplies and parts weekly.
  • Maintains the maintenance shop, ensuring adequate stock, organization, safety, and cleanliness.
  • Performs monthly preventive maintenance inspections and repairs to ensure smooth and safe day-to-day operations.
  • Maintains property exteriors including buildings, trash enclosures, curbs, carports, sidewalks, parking lots, and garages.
  • Works closely with the Property Manager and Regional Maintenance Supervisor regarding property maintenance, staff, and training.
  • Conducts apartment and property inspections regularly.
  • Provides excellent customer service to residents, prospective residents, and co-workers.
  • Performs other duties as assigned in support of maintenance goals.

Requirements

  • Minimum of 3 years of residential property maintenance experience.
  • High school diploma.
  • Universal HVAC certification required.
  • Previous experience implementing a preventive maintenance program.
  • Excellent organizational, communication, and interpersonal skills.
  • Strong customer service orientation.
  • Working knowledge of Microsoft Office software (Outlook, etc.) and willingness to learn new software.
  • Able to work after business hours as necessary for emergency calls and maintenance emergencies.
