New Home Sales Counselor - Punta Gorda
About the Role
Embrace Meritage Homes’ active sales culture to generate new home sales by leveraging relationships with Realtors and new home buyers. Utilize all available tools to demonstrate value, sell, and close homes with an emphasis on exceptional customer service. Serve as the liaison between Realtors, new homebuyers, construction, the Closing Department, and the Title Company during the building process.
Responsibilities
- Accomplish sales and customer service goals as determined by your Sales Leader.
- Maintain existing and cultivate new Realtor relationships through various methods to create long-term partnerships and recurring business.
- Connect unrepresented homebuyers to Realtors and foster the partnership through the homebuying process.
- Actively manage and partner with others to ensure communities, homes, and surrounding areas are pristine for a quality guest experience.
- Create, practice, refine, and continually improve your personal sales presentation to convert leads effectively.
- Use insight and consultative selling techniques to educate customers about the home-buying industry and influence sales.
- Proactively utilize CRM systems to manage discovery and follow-up strategies for all potential customers.
- Engage visitors and offer to demonstrate models, home sites, or showcase homes based on guest needs, including scheduling showings via available technology.
- Provide all pertinent community, home site, floor plan, and pricing information.
- Drive traffic, travel to, and sell from multiple Meritage communities that meet the buyer's needs.
- Present the Meritage Homes Purchase Agreement professionally, including payment information, taxes, insurance, CC&Rs, HOA rules, and amenity details.
- Actively solicit new and referral business using Salesforce.com to enhance prospecting efforts.
- Ensure accurate and timely completion of all buyer paperwork and internal reporting.
- Assist buyers with scheduling appointments with design studios, operations managers, mortgage, and title companies.
- Communicate and assist lenders with customer loans, track loan status, and expedite processing and closing.
- Update buyers throughout the construction process and act as the point of contact for resolution of questions or problems.
- Ensure customer satisfaction from initial visit to closing.
- Complete all onboarding and assigned training.
- Strive to maintain, improve, and promote the company’s image with prospects, customers, homeowners, and brokers.
- Establish and maintain relationships with realtors and mortgage brokers.
- Attend weekly sales meetings or other meetings as directed by management.
- Handle special projects and other duties as assigned.
Product Knowledge
- Understand the concept of the community, including size, number of homes, future plans, and restrictions.
- Know the area surrounding the community, such as interstates, shopping, schools, and churches.
- Possess extensive product knowledge, including plans, features, pricing, options, warranties, and construction details.
- Understand how Meritage Homes differs from the competition.
- Maintain an updated Competition Analysis Notebook to track competitor sales incentives, new products, lot releases, etc.
- Stay informed about local markets, real estate laws, public opinion, trends, proposed regulations, and economic factors related to home buying.
- Shop the competition in submarkets to assess community traffic, sales, new products, visual presentation, and promotions.
Requirements
- Minimum High School Diploma or equivalent; some college coursework or a Bachelor’s Degree strongly preferred.
- 3+ years of previous experience in outside sales.
- Minimum of one year of experience in new home sales with a proven track record of success; some states may require a valid Real Estate License.
- Good computer skills; proficiency with Microsoft Office applications, including Outlook, Word, and Excel.

Schedule
Must be able to work nights, weekends, and most holidays.
