About the role

Position Overview: Under the general direction of the Regional Neighborhood Superintendent, the Neighborhood Superintendent will be responsible for planning, scheduling, coordinating, and directing all field activities to ensure successful completion of the project. As such, you will be expected to act as a Redwood brand ambassador, promote our brand and provide the best resident experience possible. All Redwood employees are expected to conduct all organizational business and practices in accordance to Redwood company policies. Ensure all vendors adhere to Redwood’s Construction Code of Conduct.

Essential Duties & Responsibilities

  • Coordinate and supervise all construction activities
  • Develop a thorough understanding of all design and contract documents
  • Direct all field personnel to achieve completion of the project on schedule with quality workmanship that conforms to all contract documents, scopes of work, and company standards
  • Plan, coordinate and supervise on-site operations to ensure Redwood’s schedule and productivity expectations are met
  • Schedule and pass inspections
  • Maintain appropriate documentation throughout the project including project schedules and logs in PM Web
  • Obtain certificate of occupancy upon completion
  • Perform turnover walkthrough with Redwood’s operations personnel and manage completion of all punch list items

Preferred Qualifications

  • Bachelor’s Degree in related field
  • HS Diploma or GED
  • 3-5 Years of project supervision experience, multifamily & production building sector
  • The ability to thoroughly understand all design and contract documents
  • Extensive safety knowledge and OSHA training
  • General computer proficiency including working knowledge of Microsoft Office applications and programs
  • Technical knowledge in production and wood frame construction

Physical Requirements

  • Must be able to use standard office equipment such as computers, cell phones, desk phones, and photocopiers.
  • Requires manual dexterity for keyboard use, mobile device use, and general office tasks.
  • Must be able to sit, stand, walk, bend, and navigate stairs throughout the workday, including during neighborhood tours or building access needs.
  • Must be able to lift, carry, push, or pull items up to 30 pounds, such as marketing materials, small equipment, or office supplies.
  • Must be able to safely move throughout indoor units, common areas, and outdoor neighborhood spaces, including uneven surfaces or varying flooring types.
  • Requires occasional travel of up to 10% between neighborhood locations.

Work Environment

  • Work is performed in both office and field environments, including model units, residential units, and outdoor areas.
  • Exposure to typical indoor office conditions, including variable temperatures and a mix of natural and standard lighting.
  • Certain exposure to varying weather conditions such as heat, cold, rain, snow, and damp environments.
  • May occasionally encounter low-level noise from landscaping, maintenance activities, or equipment.
