Neighborhood Services Technician
About the Role
The Roving Neighborhood Services Technician prepares vacant apartment homes for new residents by completing repairs, installations, and inspections. This role ensures all units meet company standards by addressing maintenance needs and supporting the maintenance team as needed. Their work directly impacts resident satisfaction and property appeal. This position requires travel to assigned communities within a 25-mile radius of the primary location in the Houston, Texas region.
Responsibilities
- Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring all features are in working order per the Total Quality Make Ready (TQMR) program.
- Perform intermediate-level maintenance tasks, including light fixture replacements, minor plumbing repairs, appliance checks, HVAC PM, and drywall patching.
- Assist with painting, carpet cleaning, and exterior touch-ups to meet market-ready standards.
- Maintain inventory, report supply needs, and support the maintenance team with work orders and groundskeeping as needed.
- Maintain the cleanliness and curb appeal of the property, including grounds, parking lots, breezeways, amenities, and common areas.
- Provide emergency and on-call maintenance support as needed.
- Support the team with other duties as needed to maintain resident satisfaction and property standards.
Requirements
- EPA certification preferred.
- Prior experience in make-ready, maintenance, or a related field.
- Venterra certification of intermediate-level plumbing, electrical, appliance, and HVAC skills.
- Ability to prioritize and manage multiple unit turns efficiently.
- Strong attention to detail and a proactive approach to maintaining company standards.
- Ability to work flexible schedules, including participation in an on-call rotation.
- Clean Motor Vehicle Record required.
- Physical requirements: lifting/carrying over 75 lbs (rare), 25-75 lbs (occasional), and 1-25 lbs (constant).
Qualifications
