Multifamily Revenue Manager

What You'll Do

• Develop and execute portfolio-wide pricing strategy for new leases and renewals, setting rents within approved parameters and adjusting as occupancy, leasing velocity, concessions, and loss-to-lease move.
• Set annual renewal increase guidelines, decide renewal exceptions submitted by Operations, and balance retention against revenue on every call.
• Capture every allowable increase across our regulated communities: rent control calculations and banked increases, LIHTC maximum rent implementation, and Housing Choice Voucher renewals with DCHA and other housing authorities, in partnership with Compliance.
• Run ongoing competitor and submarket analysis and translate it into pricing action, not just reporting.
• Build the revenue infrastructure: forecasting models, portfolio dashboards, budget revenue assumptions, and recurring revenue meetings with Property Management and Asset Management leadership.
• Audit rents, concessions, and fees to find and fix revenue leakage, and lead the evaluation of revenue management technology.
• Document pricing methodology and rationale so every decision is market-based and defensible.

What We're Looking For

• 5+ years of progressive experience in multifamily revenue management, pricing, or asset management analytics.
• A track record of developing pricing or revenue recommendations across multiple communities, not just executing at one site.
• Working knowledge of at least one regulated housing program (LIHTC, Housing Choice Voucher, rent control, or HUD-assisted housing) and an appetite to master the rest.
• Advanced Excel, including financial modeling with large datasets; Yardi or a comparable platform.
• The analytical rigor to turn messy market data into a clear, defensible number, and the judgment to know when to escalate.
• Deadline discipline: regulated rent calendars allow no misses.
• The communication skills to influence property teams, Compliance, and executives without direct authority.
