Multifamily Project Manager

Exempt on-site role based at the construction jobsite trailer or main offices, reporting to the executive team (VP of Construction, VP of Operations, CEO) and collaborating with project superintendents, jobsite staff, main-office teams, vendors, subcontractors, design professionals, and clients.

Responsibilities

  • Ensure construction activities move according to predetermined schedule; monitor progress, mitigate/report delays, and hold weekly status meetings with team members, subcontractors, clients, and consultants.
  • Coordinate efforts of all project parties: clients, architects, consultants, subcontractors, and laborers.
  • Maintain strict adherence to budgetary guidelines, quality standards, and safety standards.
  • Conduct daily inspections of construction site to monitor compliance with building and safety codes and other regulations.
  • Study job specifications to determine appropriate construction methods.
  • Identify design and constructability issues prior to construction start.
  • Interpret and explain plans and contract terms to administrative staff, subcontractors, and clients.
  • Select, contract, and oversee workers for specific project scopes (e.g., painting, plumbing).
  • Prepare subcontracts and negotiate revisions, changes, and additions to contractual agreements.
  • Manage project budget, track expenses, and minimize exposure and risk.
  • Collect, review, and approve progress payments from subcontractors and vendors.
  • Ensure project documentation and reports are complete.
  • Handle complaints, settle disputes, resolve grievances, and negotiate with stakeholders.
  • Serve as key client liaison; review deliverables before client handoff.

Requirements

  • Graduate from an accredited four-year college or university with major coursework in construction science, engineering, architecture, or related field and/or equivalent experience.
  • Minimum 5 years of experience in multi-family, wood framing, and structural concrete construction projects.
  • Third-party general contractor experience is a plus.

  • Strong focus on quality.
  • Recent working knowledge of Microsoft Office (Outlook, Excel, Word) and MS Project.
  • Knowledge and experience in Prolog or similar project management software is a plus.
  • Maintain company confidentiality.
  • Bilingual in Spanish is a plus.
