Job Summary

Crystal View Capital/Osprey Management seeks a Multi-site Maintenance Manager to oversee maintenance operations at multiple properties. Key responsibilities include supervision, budget management, vendor coordination, and project management.

Responsibilities

  • Directly supervise and manage the work of maintenance employees.

  • Plan, assign, and review daily and weekly work schedules for the maintenance team.

  • Conduct performance evaluations, provide coaching, and oversee training for maintenance staff.

  • Make recommendations regarding hiring, promotion, discipline, and termination.

  • Ensure compliance with all company policies, safety regulations, and applicable codes.

  • Develop, manage, and monitor the annual maintenance budget.

  • Approve invoices, monitor expenditures, and ensure cost-effective use of resources.

  • Establish and oversee preventative maintenance schedules.

  • Oversee large-scale repair or improvement projects.

  • Maintain vendor relationships and negotiate service agreements.

  • Evaluate and implement operational improvements for efficiency and quality.

  • Manage and prioritize maintenance requests.

  • Lead make-ready and turnover processes for vacant homes.

  • Coordinate with other department leaders to align maintenance activities with operational goals.

  • Develop and implement preventative maintenance programs.

  • Conduct regular inspections to identify risks, maintenance needs, and code violations.

  • Ensure all maintenance activities meet safety standards and compliance requirements.

  • Schedule and supervise third-party vendors for specialized or large-scale maintenance projects.

  • Review and approve vendor invoices and ensure work meets quality standards.

  • Occasionally assist with repairs and maintenance work.

  • Support the team in troubleshooting complex issues.

  • Respond to escalated maintenance issues and resident concerns.

  • Support community cleanliness and curb appeal.

  • Promote a safe and welcoming environment by proactively identifying and resolving safety hazards.

  • Ensure compliance with all federal, state, and local safety regulations.

  • Train team members on safety procedures and ensure use of protective equipment.

  • Maintain accurate documentation of incidents, inspections, and maintenance activities.

Qualifications

  • Willingness to work respectfully with people of diverse backgrounds.

  • 2-3 years of maintenance and management experience.

  • Basic computer skills and proficiency in Microsoft Word & Excel.

  • Strong written and verbal communication.

  • Professional presentation.

  • Able to work a flexible schedule with weekend availability.

  • A drive to improve facility performance.

  • Ability to lift to 50 pounds.

  • Valid driver's license.

  • Pass background check.
