About the role

Primarily responsible for working with customers to identify and obtain permanent FHA/VA and conventional mortgage loans and other residential mortgage programs that best meet their financial needs and objectives, while adhering to federal registration requirements under the SAFE Act.

Responsibilities

  • Interview applicants to collect and analyze information regarding income, assets, debts, credit data, needs, desires, and earnings to determine loan acceptability and risk.
  • Obtain and analyze pertinent financial and credit data to independently assess applicants' creditworthiness.
  • Authorize pre-qualification statements of borrowers’ eligibility.
  • Determine which mortgage products best meet customers' needs and financial circumstances, advising on advantages, disadvantages, and appropriate programs.
  • Make recommendations regarding other bank products or alternative lending vehicles as needed.
  • Cultivate new mortgage business by marketing, servicing, and promoting the bank’s mortgage products, including soliciting residential first mortgages through contacts with Realtors, builders, and developers.
  • Travel to prospective customers’ homes or business locations as required for follow-ups or sales.
  • Negotiate loan terms and conditions with mortgagors, with authority to bind the bank.
  • Ensure lending compliance with all origination procedures, including bank policies, regulatory requirements, and the SAFE Act.
  • Advise management on compliance strategies and potential policy modifications to maintain regulatory adherence.
  • Monitor trends and developments in the local real estate market and changing mortgage regulations (private and government-insured).
  • Represent the bank in the community to identify, develop, and promote additional business, including presenting seminars to the public and real estate agents.

Scope

The role operates under limited supervision, often away from the office, with extensive external contacts (customers, Realtors, etc.) and internal contacts (bank personnel) primarily for sales calls. Responsibilities include developing and maintaining relationships within the community and ensuring compliance with federal registration requirements under the SAFE Act.

Requirements

  • Associate’s degree and 2 years of sales experience, OR a combined minimum of 4 years of higher education and/or relevant work experience, including at least 2 years of sales experience.
  • Thorough knowledge of FHA/VA regulations, conventional loan requirements, and real estate law.

Preferred Qualifications

  • General knowledge of personal computers and software programs used by the Residential Mortgage Department.
  • Proven sales ability and strong mathematical skills.
  • Self-motivated, well-organized, and detail-oriented.
  • Excellent verbal and written communication skills.
  • Ability to interact professionally with individuals at all income levels and peers.
  • Demonstrated ability to work independently and follow through on tasks to completion.
  • Ability to work under critical time constraints.

Pay

Compensation for this role is commission-based, with a draw advanced. The successful candidate’s specific compensation will be informed by their combination of knowledge, skills, and experience.
