About the role
HERE OnlyFAR Inspections is seeking experienced individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors can earn predictable full-time or supplemental income with a flexible schedule.
Responsibilities
- Complete the inspection within 4 days after it is assigned.
- Report general property conditions and make a determination of occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in an app.
- Be able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
Requirements
- Computer with an internet connection.
- Reliable vehicle (good gas mileage is a plus).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver's license.
Pay and Hours
- This is a 1099 position.
- Each inspection has a flat rate which varies based on county and volume.
- You will earn the equivalent of $20-$30 per hour depending on the county and volume.
- Depending on a county and if it is urban or rural, you will complete anywhere from 20-500 inspections per month working 2-30 hours per week.
- No additional mileage reimbursement above the flat fee per inspection.
What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and send out independent contractors to do this. The purpose of the property inspection is:
- To verify property occupancy.
- To report on the general condition of the property using a mobile application.
- Most inspections are exterior only.
- About 10% require interior photos after the property has gone vacant.
- We contract with inspectors at a county level, meaning you will be responsible to complete all inspections in your county.
- In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
