About the Role

We are seeking a Mobile Maintenance Engineer to support the physical operations and maintenance across our property portfolio, with regular travel between our Austin and Fort Worth properties. In this role, you will execute hands-on preventive and corrective repairs, manage vendor oversight, and ensure compliance with safety and operational standards.

Responsibilities

  • Preventive & Corrective Maintenance
    • Perform hands-on inspection, troubleshooting, and low-to-moderate repairs on mechanical systems, pumps, fans, and Air Handling Units (AHUs).
    • Complete low-voltage electrical repairs, including light fixture and ballast replacements; refer high-voltage work to licensed contractors.
    • Troubleshoot basic HVAC issues and monitor mechanical contractor performance on major repairs.
    • Handle limited-scope plumbing repairs (excluding behind-drywall piping).
    • Execute non-structural architectural repairs, including painting, drywall patching, carpentry, and predictive maintenance inspections.
  • Testing, Inspection & Safety Compliance
    • Conduct routine monthly fire pump tests and maintain fire alarm and life safety testing logs.
    • Perform mechanical servicing, component greasing, and air/water filter replacements.
    • Maintain OSHA compliance, assist with safety training, and support emergency preparedness protocols.
  • Property Inspections & Operational Oversight
    • Conduct scheduled daily, weekly, monthly, and quarterly inspections of interior common spaces and exterior grounds.
    • Proactively identify maintenance deficiencies, safety hazards, and physical wear; resolve issues promptly.
    • Maintain operational knowledge of building MEP, automation systems, and life safety infrastructure.
  • Vendor, Contract & Regulatory Support
    • Coordinate with third-party vendors (janitorial, pest control, landscaping, security) and assist with contract compliance reviews.
    • Serve as the Trademark representative for property access during inspections (e.g., Fire Marshal, elevator authorities).
    • Monitor contractor work to ensure deliverables meet scope, schedule, and quality standards.
  • Records, Inventory & Administrative Duties
    • Document all maintenance tasks, preventive routines, and repairs in property tracking systems.
    • Maintain, audit, and secure maintenance tools and equipment.
    • Manage property keying requests and records in coordination with locksmiths.
    • Provide regular maintenance progress updates and operational status reports.
  • Tenant, Event & Cross-Department Support
    • Support tenant buildout compliance, respond to work orders, and maintain high tenant service standards.
    • Assist with vacating tenant space turnover and property marketing setups.
    • Provide cross-functional support to Operations and Tenant Coordination teams during peak needs.
  • Regional Collaboration & Planning
    • Collaborate with engineers, operations personnel, and trade professionals across Austin and Fort Worth.
    • Assist General Managers with task prioritization, maintenance scheduling, and capital planning.

Requirements

  • Education & Experience
    • 7+ years of experience in mixed-use, retail, or office facilities management.
    • Availability for 24/7 emergency response and critical property needs.
    • Willingness to travel regularly between Fort Worth and Austin, Texas.
  • Skills
    • Proficiency in Microsoft Office (strong Excel capabilities).
    • Project and time management in fast-paced environments.
    • Analytical and problem-solving skills with a data-driven approach.
