About the Role

This established NYC-based real estate development and construction firm, known for delivering large-scale ground-up luxury residential developments throughout New York City, is seeking an experienced, detail-oriented MEP Project Manager to join their growing team in Brooklyn, NY. The individual will oversee all mechanical, electrical, plumbing, and life safety coordination for large-scale luxury residential developments, working closely with ownership, consultants, subcontractors, and field teams to ensure successful execution from preconstruction through turnover.

Responsibilities

  • Support Project Executive (PE) in all assigned projects and tasks, ranging from preconstruction, subcontractor buyout, through construction management, and project closeout.
  • Provide leadership to the project team alongside the PE, ensuring project completion within budget, schedule, and conformance with design documents.
  • Develop and execute the bidding strategy with the PE and VP of Construction, including development of the project scope, schedule, and bid leveling.
  • Develop logistics plans with PMs/superintendent to ensure subcontractors complete their work efficiently and in a coordinated manner.
  • Review all subcontracts and purchase orders with the PE prior to issuance.
  • Establish regularly scheduled ROJ meetings with procurement and PMs to review submittals/approvals, equipment/material lead times, manpower projections, and the project schedule.
  • Track and monitor open items, RFIs, and change order tracking.
  • Manage the DOB Permitting and Permit Closeout/Letters of Completion process.
  • Problem-solve delays, emergencies, or issues that arise during preconstruction and construction.
  • Attend onsite walkthroughs with subcontractors as directed.
  • Participate in weekly design calls and internal coordination meetings.
  • Coordinate assigned subcontractors during construction.
  • Generate subcontractor change orders, RFIs, requisitions, and completion charts.
  • Coordinate subcontractor schedules from the PE master schedule.
  • Manage material delivery schedules and projections.

Qualifications

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field preferred.
  • 5+ years of related experience.
  • Construction site (field-based) experience is a must.
  • Experience with ground-up residential work is a plus.
