Mechanical Superintendent - Commercial
for section headings like About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections when posting has real specific content. We must not repeat job title as heading. Remove boilerplate, navigation, EEO, etc. Keep substantive info.
Let's parse content:
- Intro: "At ACI we build our company and our culture not by counting people, but by making our people count! $0.00 COST FOR MEDICAL, DENTAL, SHORT TERM DISABILITY & LIFE INSURANCE (EMPLOYEE ONLY) COVERAGE! Atlantic Constructors is seeking dynamic, motivated, career minded individuals to join our expanding team! Atlantic Constructors has been recognized as an industry leader in the Mid-Atlantic Region for over 50 years."
- Benefits list: "Benefits Medical Insurance Plan ($0.00 Employee-Only) Dental Insurance Plan ($0.00 Employee-Only) Short-Term Disability Plan ($0.00 Employee-Only) Life Insurance Plan ($0.00 Employee-Only) Vision Insurance Plan 401(K) Retirement Plan with Generous Company Matching Health Savings Plan with Generous Company Matching Wellness Programs Company Vehicle & Gas Card Atlantic Constructors offers competitive benefits, for more information check out our comprehensive list on our website Acibuilds.com"
- Summary/Objective: "The Mechanical Superintendent is responsible for the day-to-day activities of crews on assigned commercial construction projects. Provides guidance and direction to crews in budgeting and scheduling. Ensures job quality and customer satisfaction is maintained at every project stage. Strong relationship building skills with clients, customers, and vendors to cultivate a positive work environment. In addition to supervisory responsibility, this position is that of a working superintendent, responsible for directly performing a wide range of skilled construction tasks."
- Essential Functions: list of duties.
- Supervisory Responsibility: Yes (maybe not needed as separate section)
- Required: list of qualifications/experience.
- Work Environment: description.
- Physical Demands: description.
- Travel: description.
- Preferred: list.
- Final compensation statement: "Final compensation will be determined based on experience, education, licensure, skills, and other relevant factors" - this is Pay info but vague; we should not create Pay section unless posting actually states them. It says final compensation will be determined based on... not a specific number or range. According to rule: never emit a heading followed by filler/placeholder text (e.g., "commensurate with experience", "not specified", "N/A", "varies", "TBD"). This is similar to "final compensation will be determined based on experience..." which is vague; we should not create Pay section.
- Reasonable accommodations, EEO boilerplate to remove.
- Job title line at end: "Mechanical Superintendent - Commercial Construction" - we do not repeat as heading.
Thus sections we can include:
- About the role? Could combine intro and summary/objective as About the role.
- Responsibilities: Essential Functions list.
- Requirements: Required qualifications.
- Qualifications? Could be Preferred? Actually Qualifications could be Required; Skills could be Preferred? But we need to follow headings list: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule.
We have Benefits content.
We have Schedule? Not mentioned.
We have Pay? Not specific.
We have Skills? Could list skills from Required: communication, interpersonal, OSHA 30, CPR, ability to read drawings, etc. Could put under Skills.
Qualifications could be education/experience requirements? But we already have Requirements. Might combine.
Better: Use About the role (intro + summary/objective). Responsibilities (Essential Functions). Requirements (Required qualifications). Skills (specific skills like OSHA 30, CPR, reading drawings, communication, etc.). Benefits (list). Possibly Qualifications (Preferred). But we must avoid thin sections; maybe combine Preferred into Requirements or Skills.
We need to preserve all substantive information; not invent or summarize away detail. So we must include all details from posting, but we can group them.
Let's extract details:

Also note: "Visit us at www.acibuilds.com for more information!" (we can drop as boilerplate? It's not navigation but maybe keep as part of About the role? It's a call to action; but we can keep as prose maybe under About the role.)
Also "Final compensation will be determined based on experience, education, licensure, skills, and other relevant factors" - we should not create Pay section because it's vague. Could we include it under About the role as a note? It's still vague; but rule says never emit a heading followed by filler/placeholder text. It doesn't say we cannot include that prose elsewhere. It's not a heading; we can include it as a paragraph under About the role maybe. However it's still vague but not a heading. The rule only prohibits creating sections with filler text. So we can include that sentence in a paragraph somewhere (maybe under About the role). It's substantive? It's basically saying compensation depends on factors; it's not a specific number but it's still info. I'd include it.
Also "Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. An Equal Opportunity/Affirmative Action Employer" - remove as EEO boilerplate.
Now craft HTML.
We'll have:
