Mechanical Assessor III
About the role
FOS is a subsidiary of CannonDesign. This role is for a Mechanical Assessor who will lead the mechanical and plumbing portions of facility condition assessments on various asset types including buildings in the healthcare, education, sports, public, and commercial sectors. The ideal candidate will observe, identify, and document mechanical, plumbing, and fire protection systems, provide recommendations for correcting deficiencies, and support junior team members.
Responsibilities
- Conduct on-site facility condition assessments as part of a multidisciplinary team on existing buildings and civil assets.
- Evaluate mechanical systems such as HVAC equipment, ductwork, piping, cooling towers, chillers, and boilers.
- Work with clients and other on-site personnel to assess assets maintaining a typical walk rate ranging between 100,000 to 225,000 building square feet per day.
- Provide written technical descriptions of the systems observed and of their deficiencies.
- Determine overall condition of each system and its remaining useful life.
- Provide recommendations for correction of identified deficiencies.
- Provide rough cost estimates for executing your recommendations that will be used by our clients for future project planning and capital planning initiatives.
- Interview building operations and maintenance staff to determine building history, recent maintenance challenges, chronic maintenance challenges, and operations information.
- Prepare project progress documentation for project manager review.
- Review work of peers and actively participate in post-project reviews.
Requirements
- A minimum of 6 years’ experience of related experience with direct experience in conducting mechanical and plumbing facility condition assessments strongly preferred; experience assessing healthcare and educational institutions strongly preferred.
- Experience with mechanical systems to perform a comprehensive evaluation of HVAC, plumbing, and other building equipment.
- Extensive experience with building renovation and historical structures is preferred.
- Experience working on construction sites as a Construction Administrator or Field Mechanical Technician is a plus.
- Average of 100,000 to 225,000 building square feet per day walk rate.
- Average of one week in the field, followed by two weeks in office for out-of-town assignments.
- Advanced proficiency in Microsoft Office.
- Advanced proficiency in Adobe Suite, Bluebeam, Tablets and Mobile device tools preferred.
- Willingness to travel up to 40% for out-of-town assignments.
- Physically able to walk the stated areas each day, climb fixed and sometimes extension ladders, and walk on roof surfaces up to a 3/12 slope.
Qualifications

- Associate or Bachelor’s Degree or certification in Construction Management or Mechanical Engineering is a plus, but not required.
- Prior cost estimating experience is a plus.
- Strong interpersonal, written, and verbal communication skills are essential.

Pay
The salary range for this position is $69,200 to $86,500 annually. This salary range is the range we believe is the anticipated range of possible base compensation at the timing of the posting. We may ultimately pay more or less than the anticipated salary range for the position. Employees may be eligible for discretionary bonuses.
Schedule
We offer a hybrid model, so you can work from home and/or work from the office.
