Essential Job Duties
- Marine Real Estate Development & Transaction Execution
- Lead Property Development: Plan, entitlement, and develop Port-owned maritime and industrial properties.
- Manage Development Due Diligence: Conduct environmental reviews, secure permits, and oversee regulatory compliance.
- Negotiate Complex Transactions: Structure and execute leases, acquisitions, dispositions, and development agreements.
- Structure P3s and Capital Investment Partnerships: Advance redevelopment and long-term asset utilization.
- Financial Analysis, Investment Structuring & Portfolio Performance
- Conduct Financial Feasibility Analysis: Evaluate project viability using financial models and pro formas.
- Support Capital Planning: Budget, prioritize grants, and leverage various funding sources.
- Monitor Financial Performance: Track budgets, project performance, and key performance indicators.
- Evaluate Investment Risk & Return: Assess financial tradeoffs and optimize capital deployment.
- Business Development, Market Analysis & Strategic Partnerships
- Market & Feasibility Research: Analyze market conditions and emerging technologies.
- Support Business Development Opportunities: Negotiate with tenants, investors, and partners.
- Develop Strategic Partnerships: Structure joint ventures and public-private partnerships.
- Prepare Strategic Recommendations: Deliver analyses and reports to support management decisions.
Minimum Qualifications
- Bachelor’s Degree – Business, Real Estate, or a maritime studies-related field.
- Six (6) + years of progressively responsible work experience in marine infrastructure, port development, including commercial real estate and/or property management and business development.
- Experience managing large-scale waterfront or maritime development projects.
- Driver’s License.
