Mansions Engineer

About the Role

Responsible for maintaining the general condition of the property with regards to all aspects of basic electrical, carpentry, plumbing, mechanical, and painting work. Complete maintenance request work orders from all departments on a timely basis. Participate in the preventive maintenance program for all-building equipment and rooms. Complete other special projects assigned periodically by the Chief Engineer. Proficiency in English (spoken and written) is required for clear communication with residents, guests, and team members.

Responsibilities

• Maintain complete knowledge of and comply with all departmental policies, service procedures, and standards.
• Demonstrate time management abilities by organizing daily tasks strategically to work efficiently and proactively maximize maintenance tasks.
• Maintain complete knowledge of correct maintenance and use of equipment; use equipment only as intended.
• Anticipate residents’ needs, respond promptly, and acknowledge all residents at all times.
• Maintain positive resident and guest relations; resolve property maintenance issues and resident complaints.
• Monitor and maintain cleanliness, sanitation, and organization of property areas.
• Receive daily work assignments from Chief Engineer and organize priorities and special projects.
• Proactively organize materials, tools, and equipment to perform daily assignments.
• Maintain timelines and work schedule in accordance with the preventive maintenance program.
• Review open work orders and provide follow-up; make rounds to check problem areas and note safety concerns.
• Schedule work in accordance with preventive maintenance programs and provide daily progress reports.
• Perform electrical work orders:
  • Replace light switches, wall plug receptacles, and fluorescent light ballasts.
  • Reset circuit breakers and replace small motors.
  • Use test equipment such as multimeters.
• Perform plumbing work orders:
  • Unplug sinks, toilets, garbage disposals, and drain lines.
  • Repair or replace valves (gate, globe, ball, solenoid), washers, gaskets, vacuum breakers, and toilet seals.
  • Work with different types of pipe including conduit, copper, black, cast iron, and pipe hangers.
• Perform preventive maintenance work orders:
  • Maintain common elements using the Preventive Maintenance Program Punch List.
  • Change air-conditioning filters every 3 months and note the date of installation.
  • Check HVAC equipment; change filters, belts, bearings, and lubricate as necessary.
  • Check for unusual noise or vibration and adjust as needed.
  • Change or repair locks and cut/mark keys for common elements.
  • Check and test-run emergency generator weekly.
• Proactively perform general maintenance to maintain superior levels of overall maintenance.
• Assist electrician, carpenter, plumber, and painter in all phases of repair work.
• Maintain cleanliness and organization of the work area, including inventories, requisition, and trash removal.
• Maintain proper use, cleaning, maintenance, and storage of all tools.
• Handle chemicals for designated uses and surfaces; ensure security of assigned keys.
• Assist with special projects as assigned.
• Perform common element maintenance (e.g., replacement of switches, outlets, rewiring lamps, caulking bathtubs).
• Assume responsibilities of the Duty Engineer, including carrying the pager, conducting rounds, and checking building equipment.
• Attend designated department and staff meetings.
• Recommend energy-saving and safety ideas; participate in fire prevention and life safety programs.
• Wipe down walls, clean, and paint as needed; repair furniture.

Requirements

• Working knowledge of all electrical supplies and equipment.
• Knowledge of proper chemical handling and disposal.
• Demonstrate proactive working strategies and knowledge of:
  • Health codes, home appliances, electrical codes, national/local fire codes, and local mechanical codes.
  • Blueprints and wiring schematics.
  • Power and hand tools, meters, and related technical trades.
• Fluency in job-related English (verbal and written), including legible communication and ability to follow directions.
• Ability to compute mathematical calculations (addition, subtraction, multiplication, division).
• Ability to interpret manufacturer’s literature for installation, preparation, use, and upkeep of materials/products.
• Strong organizational skills, attention to detail, and ability to follow instructions.
• Ability to operate high-reach lifts and prioritize tasks with daily time management skills.
• Clear thinking and ability to perform well under pressure.
• Ability to work proactively with minimal supervision and cohesively as part of a team.

Qualifications

• Essential:
  • High school graduate or equivalent vocational training (desirable).
  • Certification or completion of seminars for specialized training (desirable).
  • Ability to perform basic carpentry skills (desirable).

Physical Abilities

• Exert physical effort safely, including regularly transporting 10 lbs, frequently lifting/moving up to 50 lbs, and occasionally lifting/moving over 100 lbs.
• Endure various physical movements throughout work areas.
• Reach 12 inches.
• Remain constantly active throughout the work shift.
• Vision abilities: close vision, distance vision, reasonable color vision, peripheral vision, depth perception, and ability to adjust focus.
• Effectively communicate and follow up with residents, guests, management, and coworkers.

Work Environment

Engineering workshop and all areas of the property. Work involves:

• Using stepladders.
• Variable temperature conditions (including extreme heat or cold).
• Variable noise levels.
• Outdoor and indoor environments.
• Exposure to fumes, odors, dust, mites, chemicals, and hazards.

• External: Residents, guests/visitors, vendors/suppliers, and outside contractors.
