Responsibilities
- Aid in establishing positive relationships with the owner by being proactive and responsive to their needs and requests.
- Collaborate with senior management to understand and align with the client's goals and objectives for the real estate assets.
- Develop and implement recommendations to enhance the property's performance towards achieving the owner's objectives.
- Create and update services to exceed client expectations and continuously educate on-site personnel.
- Create and implement staffing plans and job descriptions for assigned sites, promoting ongoing education for all staff.
- Prepare and review annual operating budgets and monthly financial reports, ensuring accuracy and alignment with the owner's goals.
- Review and approve lease reconciliations and estimates, ensuring compliance with contractual obligations.
- Perform common area maintenance reconciliations for each tenant, ensuring accurate billing and maintenance records.
- Set and monitor goals for on-site staff, facilitating their performance and development.
- Prepare employee evaluations and make recommendations for promotions and compensation adjustments.
- Create and manage resource plans for project delivery, ensuring adherence to budgets and timelines.
- Create and review lease abstracts, with final approval authority for certain documents.
- Review and negotiate service contracts, selecting vendors and overseeing their performance.
- Review and approve payables and receivables, ensuring accuracy and compliance with financial policies.
- Supervise accounting output, ensuring it meets the property's needs and complies with relevant standards.
- Conduct weekly site visits to review policies, personnel performance, and approve invoices.
- Quarterly inspections of all properties within the portfolio, ensuring compliance with safety and regulatory requirements.
- Engage in short- and long-range planning for all properties under management.
- Maintain a positive public image through professional and effective work both internally and externally.
- Contribute to proposal efforts and develop service programs for clients and tenants.
Qualifications
- Bachelor’s degree in business or related field.
- Certified Property Manager (CPM) certification preferred.
- Understanding of property management accounting, including income statements, general ledgers, budgeting, and capitalization of repairs (CAM).
- Minimum of 4+ years' experience in property operations.
- Knowledge in all aspects of business, including leasing and construction management.
- Experience managing a portfolio of three or more projects with direct reports.
- A valid real estate license in states where work is performed.
