About the role
The Manager of Engineering is a senior technician role responsible for managing preventive maintenance (PM) strategy, forecasting, capital planning, and regional coordination of building systems in the Sacramento area. This role ensures alignment of PM programs with portfolio standards and financial planning goals. The Manager of Engineering oversees technical documentation, budgeting, vendor performance, and long-term facility health across the region, as well as mentors Engineers and Maintenance Technicians.
Responsibilities
- Lead regional engineering operations for a portfolio of 7 office buildings totaling 615,000 square feet in the Sacramento market, part of a larger portfolio of 44+ office and warehouse properties spanning over 10 million square feet.
- Develop and manage 10-year repair and maintenance (R&M) forecasts, annual budgets, and capital planning for building systems across the region.
- Prepare, track, and obtain management approval for Capital Approval Forms (CAFs), preventive maintenance (PM) plans, inspection schedules, and engineering proposals.
- Develop, maintain, and standardize preventive maintenance scopes, schedules, documentation, and practices across the regional portfolio.
- Evaluate building systems, equipment condition, and asset life cycles to support maintenance planning, capital investments, and long-term forecasting.
- Coordinate engineering assessments and present recommendations to property management and leadership.
- Oversee vendor performance, project execution, site access, and compliance with safety and operational standards.
- Maintain accurate records of building assets, maintenance activities, vendor reports, and repair timelines.
- Serve as a technical mentor and resource for Maintenance Engineers and Maintenance Technicians without direct supervisory responsibility.
Requirements
- 10+ years of progressive experience in facilities maintenance, building engineering, or engineering operations.
- Proven experience leading maintenance and engineering operations across multiple commercial properties.
- Strong knowledge of HVAC, electrical, plumbing, elevators, fire/life safety systems, structural systems, and building finishes.
- Experience with capital planning, budget forecasting, preventive maintenance program development, and asset lifecycle management.
- Proficiency with CMMS platforms and maintenance reporting/analytics tools.
- Demonstrated ability to lead technical teams, mentor engineering staff, and manage vendor performance.
- Strong leadership, organizational, communication, and strategic planning skills.
- OSHA 30 Certification required.
- Relevant trade certification(s) required to evaluate and approve technical scopes of work.
- Facilities Management Administrator (FMA) Certification or Bachelor's degree in Engineering, Facilities Management, or a related field preferred.
Schedule
Primary responsibility is supporting the Rancho Cordova market, with the ability to travel up to 25% outside of the Sacramento region as business needs require.
Pay
Pay Range: $110,000 - $130,000 and may include a discretionary bonus. Final compensation will be dependent upon skills and experience. Company vehicle provided for all business-related travel.
