About the role

Ahold Delhaize USA, a division of global food retailer Ahold Delhaize, supports brands including Food Lion, Giant Food, The GIANT Company, Hannaford and Stop & Shop. The Project Manager I manages new store, expansion and/or remodel projects from pre‑construction through construction and warranty/close‑out, working across multiple states (NC, SC, VA) with 80% travel Monday‑Thursday and a remote office day Friday.

Responsibilities

• Manage bidding and awarding processes for GCs, CMs, subcontractors and suppliers on Food Lion‑contracted projects.
• For developer/landlord‑built projects, provide construction oversight and monitor performance against project requirements.
• Compile bid documents (RFPs, bid forms, plans, instructions, schedules) and upload RFQ packages.
• Prepare contracts, purchase orders, process requisitions and invoices for Food Lion‑contracted work.
• Manage Construction Change Authorization/Change Order process, ensuring changes are valid and not part of original scope.
• Manage bid, contract and requisition approval process.
• Perform redline review of ARCH/MEP plans for accuracy, conformance to prototype standards, building codes and accepted practices.
• Provide value‑engineering feedback to Engineering and develop cost‑saving ideas.
• Plan new store, expansion, remodel projects and department rollouts: create phase plans, construction schedules, critical milestones and monitor progress.
• Coordinate with internal departments (Purchasing, Refrigeration, Real Estate, Preconstruction/A&E, Operations, etc.) on schedules, phasing, handoffs and changes.
• Oversee construction activities to ensure timely completion per prototype standards, approved plans, specifications, lease requirements.
• For developer/landlord‑built projects, monitor developer and contractor performance against approved plans, schedules, lease requirements, milestones and turnover requirements; communicate/escalate issues.
• Issue period budget reports to senior management; review pending change orders for budget impact; update and align budget reports with committed costs.
• Work with other departments to ensure all potential costs are committed/projected; submit projected numbers for cost centers.
• Direct weekly project construction and operations meetings with GCs, CMs, developers/landlords, vendors and internal partners.
• Inspect progress for compliance with plans, specifications, quality and appearance standards, including Food Lion requirements on developer/landlord‑built projects.
• Monitor on‑site activities against schedule milestones; identify risks, constraints or delays and drive corrective actions.
• Prepare and manage construction schedules, phase plans, two‑week look‑ahead, critical milestones and equipment delivery schedules.
• For remodels/expansions, minimize disruption to store operations; for new stores, coordinate construction and turnover to support equipment installation, operational readiness and opening schedule.
• Revise/update schedules timely to reflect job status.
• Work with Safety department and contractors’ safety reps to ensure safety inspections, training and safe working environment; review safety expectations at project start; call out safe practices and concerns; issue warnings/fines; conduct post‑mortems and recommend safety awards.
• Implement project completion process: punch list walk‑through, municipal approvals/sign‑offs, certificates of occupancy, closeout manuals, punch‑list signoff, as‑built plans, warranty/closeout requirements, payment of requisitions/invoices within four months after store opening.
• Fill out and submit Fixed Asset documents for equipment removed from the store for accurate depreciation accounting.
• Serve as primary Construction point of contact, communicating status, risks, decisions and required actions to internal and external stakeholders.
