Make Ready Technician - Brookside Gardens
About the Role
As a Make Ready Technician, you will prepare vacant apartments for move-in to ensure resident satisfaction and drive property performance. Your work will contribute to maintaining clean, safe, and attractive common areas such as pools, laundry rooms, clubhouses, and parking lots. You will also respond to and complete work orders promptly and with high quality, coordinate tasks with the Maintenance Supervisor and team, and provide excellent customer service to residents, guests, and vendors.
This role involves performing preventative maintenance to maintain property value, ensuring a safe work environment, and using software applications to track work and personal performance. You will be part of a dynamic team handling a variety of tasks in an evolving environment.
Responsibilities
- Prepare vacant apartments for move-in to ensure resident satisfaction.
- Maintain clean, safe, and attractive common areas (pools, laundry, clubhouses, parking lots, etc.).
- Respond to and complete work orders in a timely and quality manner.
- Coordinate with the Maintenance Supervisor and team to prioritize daily tasks.
- Provide excellent customer service to residents, guests, and vendors.
- Perform preventative maintenance to maintain property value.
- Identify and address safety hazards or maintenance needs on the property.
- Use software applications to track work and personal performance.
Requirements
- At least 1 year of general maintenance/general repair experience, preferably in multifamily or a related industry.
- Trade skills including plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, and appliance repair.
- Trade licensing preferred but not required.
- Must own hand tools.
- Must live within 30 minutes of the community.
- Willingness to work a varied schedule, including weekends and holidays.
- Dependable transportation and ability to accommodate a rotating on-call schedule.
- Ability to perform physical requirements of the job, such as lifting, carrying, pushing, or pulling objects up to 50 pounds.
Qualifications
- High school diploma or GED preferred but not required.
- EPA Type I, Type II, or Universal certification strongly preferred.

Physical Requirements
- Ability to walk, stand, sit, and climb stairs for office work, apartment inspections, and sales tours (60% walking/climbing, 30% sitting).
- Ability to lift or carry objects for document dissemination, apartment preparation, and moving furniture/appliances:
- Over 150 pounds: Rare need (less than 5% of time).
- 75–150 pounds: Occasional need (1% to 33% of time).
- 25–75 pounds: Frequent need (33% to 66% of time).
- Less than 25 pounds: Constant need (66% to 100% of time).
