About the role
The Make Ready Technician prepares apartment homes for new residents according to company standards at their assigned Birchstone community. This role involves basic maintenance and repair work, timely completion of service requests, and assistance with special projects including capital improvements.
Responsibilities
- Meet with the Service Manager daily to review make readies, service requests, required repairs, and special projects.
- Receive and complete make-ready service requests, ensuring all repairs, improvements, and preventative maintenance comply with codes.
- Execute make-ready checklists to complete apartment turns within budget and a 5-business-day timeframe, ensuring all repairs and improvements are finished before resident move-in.
- Perform repairs including window blinds, sheetrock repair, caulking and sealing (windows, sinks, toilets, baths, showers), paint touch-ups, lighting, and fixtures as outlined in Birchstone’s make-ready checklist.
- Support cost-cutting initiatives by prioritizing repairs over replacements when possible.
- Conduct daily community walks and inspections to ensure physical aspects and appearance meet Birchstone standards; report and correct unsafe conditions immediately.
- Maintain grounds, common areas, and amenities; change locks as needed and ensure gates function properly.
- Assist with grounds maintenance, trash pickup, pressure washing breezeways and pool areas, and painting curbs, signs, and exteriors.
- Prepare apartments for inspections and complete/submit required paperwork and reports accurately and on time.
- Manage inventory of tools, equipment, supplies, and spare parts for work orders.
- Assist with corporate and region-specific maintenance initiatives and support special projects, including capital improvements.
- Attend regular meetings with the Service Manager and act as a resource for maintenance-related matters.
- Work on-call shifts to assist with resident and community emergencies.
- Perform general cleaning and other duties as assigned.
Requirements
- High School Diploma or equivalent (required).
- Six months of work experience or training in maintenance (required).
- Previous experience in multi-family property maintenance (preferred).
- Working knowledge of drywall, electrical, carpentry, flooring, plumbing, painting, appliances, HVAC, and lock changes (required).
- Experience in capital improvement projects and remodeling (preferred).
Qualifications
- HVAC Type 1 and Type 2 certifications (preferred).
- Certified Apartment Maintenance Technician (CAMT) certification (preferred).
- Valid driver’s license (required).

- Ability to quickly learn Entrata or other property management/maintenance software.
- Ability to work varying hours and respond promptly to emergencies.
- Bilingual ability in English and Spanish (strongly preferred).
