Make Ready Tech

Responsibilities

• Complete all make‑ready tasks within established timeframes to minimize vacancy loss.
• Perform all necessary repairs, including plumbing, electrical, painting, drywall, and flooring repairs.
• Ensure all appliances are operational and in good condition.
• Change locks and install lockboxes and alarms in newly vacant homes.
• Monitor when supplies are needed and work with the Maintenance Supervisor to fulfill orders.
• Conduct a thorough inspection of each unit to identify any additional repairs or maintenance needed.
• Communicate and coordinate with other maintenance staff to ensure efficient workflow.
• Maintain accurate records of maintenance tasks and supplies used.
• Notify management of any needed supplies or equipment for make‑ready tasks.
• Adhere to all safety regulations and company policies during repairs and cleaning.
• Ensure that all tools and equipment are used safely and maintained in good working condition.
• When required, clean and sanitize vacant units, including kitchens, bathrooms, and common areas.
• Communicate effectively with the property management team regarding the status of make‑ready units.
• Ensure all vacant homes meet ZRS standards prior to move‑in.
• Walk vacant homes prior to move‑in and write and complete punch lists.
• Complete and track preventive maintenance during the turnover process.
• Complete work orders assigned by the Supervisor.
• Provide excellent customer service to residents and potential tenants.
• Comply with Fair Housing requirements and laws.

• Ability to respect and maintain confidentiality.
• Previous experience in property management or maintenance roles is a plus.

Working Conditions and Physical Demands

• Work in various weather conditions and environments, both indoor and outdoor.
• Tolerate dust, chemicals, and other substances associated with maintenance work.
• Required to stand for several hours at a time.
• Occasionally lift heavy objects (approximately 45‑50 pounds).
• Must be able to climb stairs, walk, push and pull with both arms, reach, squat, bend, twist at the waist, and use tools with both hands.
• May be required to work weekends as needed.
