About the Role
Ensures that vacant units meet established quality standards for re-leasing by performing technical and mechanical work to prepare apartment homes for occupancy. This role focuses on timely turnovers, repairs, and maintenance to meet the company’s standards.
Responsibilities
- Complete all needed repairs and improvements to apartment homes prior to resident move-in by following the community’s make-ready checklist.
- Ensure apartment homes are properly caulked and sealed around windows, sinks, toilets, bathtubs, and showers.
- Inspect, repair, or replace damaged sheetrock as needed.
- Perform touch-up painting for vacant and occupied units as directed.
- Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure-washing breezeways and pool areas, general cleaning, and painting curbs/signage.
- Support cost-cutting and expense control by repairing rather than replacing parts when possible and minimizing waste of materials/supplies.
- Complete make-ready checklists and required maintenance documentation in a timely manner.
- Comply with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents/incidents.
- Demonstrate customer service skills by treating residents and others with respect, addressing maintenance complaints sensitively, and completing work orders efficiently.
Physical Demands
- Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, or carry up to 25 pounds independently and 50 pounds with assistance.
- Occasional travel may be required to assist other properties, attend training, or for business meetings.
- Work a flexible schedule, including evenings, weekends, holidays, and on-call shifts.

Pay
Pay is determined by business requirements, prior experience, current skills, and geographical location. In addition to base salary, this role may be eligible for bonus programs (quarterly/annual for corporate roles; weekly/monthly/quarterly for onsite roles).
