About the Role
Ensures that vacant units meet established quality standards for re-leasing by performing technical and mechanical work to prepare apartment homes for occupancy. The role focuses on timely turnovers, repairs, and maintenance to meet company standards.
Responsibilities
- Completes all needed repairs and improvements to apartment homes prior to resident move-in by following the community’s make-ready checklist.
- Ensures apartment homes are properly caulked and sealed around windows, sinks, toilets, bathtubs, and showers.
- Inspects sheetrock for damage and performs repairs or replacements as needed.
- Performs touch-up painting for vacant and occupied units as directed.
- Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure-washing breezeways and pool areas, general cleaning, and painting curbs and signage.
- Supports cost-cutting and expense control by repairing rather than replacing parts when possible and minimizing waste of materials and supplies.
- Completes make-ready checklists and other required maintenance documentation in a timely manner.
- Complies with Greystar’s safety and risk-management policies, including attending safety meetings, completing OSHA training, and reporting accidents or incidents.
- Demonstrates customer service skills by treating residents and others with respect, addressing resident questions or complaints, and completing work orders efficiently.
Physical Demands
- Ability to stand, walk, and/or sit for extended periods, as well as bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Ability to work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Ability to push, pull, lift, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- May require rare or regular travel to assist other properties, attend training, or participate in business meetings.
- Must be available for a flexible work schedule, including evenings, weekends, holidays, and on-call duties.

Pay
Many factors determine employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
Corporate positions may be eligible for quarterly or annual bonus programs based on individual and company performance. Onsite property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
