About the role

The Make Ready is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. This role ensures the make-ready process aligns with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager, and assists with special projects as needed.

Responsibilities

  • Regular/daily onsite attendance is required.
  • Ensure make-ready units meet property standards before new residents move in, including repairing or replacing fixtures, painting, installing new appliances, and checking plumbing and electrical systems.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Perform all necessary repairs and replacements for community common areas and make-ready units.
  • Assist with scheduling and performing maintenance/repair-related turn events.
  • Daily clean-up of the exterior of the community, including grounds, buildings, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning, and maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Maintain a preventative maintenance program to extend the life of the community while minimizing future repairs.
  • Understand and follow Asset key policy and maintain a well-organized, properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Monitor inventory of equipment and supplies, and maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress.
  • Assist with general upkeep, maintenance, and cleaning of the office, common areas, and model unit(s).
  • Report observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Utilize property resources, equipment, and supplies economically.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters and enforce community policies as delegated by the immediate supervisor.
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.

Requirements

  • High School Diploma or equivalent.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Reliable transportation due to emergency on-call requirements.

Physical Requirements

  • Regularly required to move about to accomplish tasks or move between worksites.
  • Frequently ascend and descend ladders, stairs, ramps, and step stools; move in various positions to accomplish tasks in tight or confined spaces.
  • Traverse flat and uneven terrain, work in overhead positions, and adjust or move objects of 100+ lbs. in all directions.
  • Communicate with others to exchange information, repeat motions involving wrists, hands, and/or fingers.
  • Operate machinery, power tools, motor vehicles, and/or golf carts.
  • Assess accuracy, neatness, and thoroughness of assigned work; identify and inspect objects and areas.
  • Exposure to outdoor weather elements (wind, precipitation), including low and high temperatures, and hazardous chemicals.
  • Ability to work overtime, weekends, night hours, and respond to on-call property emergencies.
  • Occasionally remain in a stationary position, often standing or sitting for prolonged periods.

Pay

Salary Range: $23 per hour to $28 per hour.
