Essential Duties & Responsibilities
- Regular/daily onsite attendance is required
- Ensure make-ready units meet property standards before new residents move in, which may include repairing or replacing fixtures, painting, installing new appliances, and checking plumbing and electrical systems
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Auxiliary with the scheduling and performance of all maintenance/repair-related turn events
- Auxiliary in the daily clean-up of the exterior of the community, including grounds, buildings, breezeways, and all common areas
- Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
- Understand and follow Asset key policy
- Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Auxiliary in the hazard communications program; teach and promote safe work practices
- Auxiliary in unit inspections as requested
- Auxiliary in monitoring the inventory of equipment and supplies as requested
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
- Auxiliary in the general upkeep, maintenance, and cleaning of office, common areas, and model unit(s)
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
Customer & Resident Relations
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Projects a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
Physical Requirements
- Regularly required to move about to accomplish tasks or move from one worksite to another
- Frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs.
- Communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts
- Assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals, and able to work overtime, weekends, night hours (on-call property emergencies)
- Occasionally remain in a stationary position, often standing or sitting for prolonged periods
License/equipment
- Must have reliable transportation due to the emergency on-call requirement
Education/experience
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Salary Range
$18.00 per hour to $20.00 per hour
