Maintenance Worker Job Responsibilities
- Inspects the building, grounds, and equipment.
- Handles necessary repairs and maintenance.
- Installs equipment and appliances.
- Follows local and state building codes.
- Complies with all company safety regulations.
- Keeps a maintenance log and writes shift reports.
- Reports any issues to the maintenance manager or clients.
- Responds to repair and maintenance requests in a timely fashion.
- Loads and unloads equipment and tools into work vehicles if needed.
- Follows written and verbal instructions from the maintenance manager or clients.
- Collaborates with the maintenance team and contractors as needed.
- Reads and follows manuals, blueprints, and other written instructions.
- Uses equipment, including power tools, hand tools, electric tools, and plumbing tools.
- Fixing Leaks: Repairing leaky pipes in commercial or residential plumbing systems, addressing dripping faucets, unclogging drains, and sealing damaged pipelines to prevent water damage and waste.
- Electrical Work: Replacing faulty wiring, installing new light fixtures, troubleshooting electrical issues, and upgrading outdated systems to improve safety and energy efficiency.
- HVAC Maintenance: Regular servicing of air conditioning and heating systems to ensure optimal performance and energy efficiency. This could involve cleaning air filters, checking refrigerant levels, fixing broken thermostats, or inspecting ductwork.
- Carpentry Tasks: Repairing or replacing furniture, cabinets, doors, and other wooden structures that have become damaged due to wear and tear, accidents, or environmental factors.
- Minor renovations: Painting and repairing drywall.
Maintenance Worker Requirements and Qualifications
- A high school diploma or equivalent.
- Proven experience as a maintenance worker or other similar position, preferably in a corporate setting.
- Basic working knowledge of HVAC, plumbing, and electrical systems.
- Experience working with tools, including hand and electrical tools.
- Successful completion of on-site apprenticeship training required.
- Ability to read and utilize technical manuals and drawings.
- Excellent communication and interpersonal skills.
- General passion for creative problem-solving.
