About the Role
This maintenance position performs work of routine difficulty under limited supervision, focusing on preventative maintenance and repair of all mechanical systems and equipment for building interiors and exteriors.
Responsibilities
- Performs routine maintenance on building interior and exterior.
- Contacts and schedules vendors and contractors for necessary building repairs and emergencies outside the scope of routine maintenance.
- Maintains a schedule of performed maintenance and upcoming service due dates.
- Works safely and recognizes unsafe situations, taking appropriate action to ensure safety.
- Maintains an operating environment to achieve satisfactory resident service levels.
- Adheres to the preventative maintenance program for the community.
- Performs minor maintenance, replacement, and repair in carpentry, electrical work, AC, plumbing, mechanical, painting, flooring, and other minor building repairs (no permit required).
- Completes all required forms and work orders using the KWPMC work order system.
- Performs casual labor, such as lifting/moving heavy items, following appropriate safety procedures.
- Routinely inspects building mechanical systems/equipment to ensure proper performance.
- Monitors and adjusts controls regulating building systems (e.g., air conditioning, boilers).
- Routinely inspects common areas to ensure cleanliness and aesthetic appeal.
- Reports all problems, including those outside the listed responsibilities, to the Chief Engineer or Maintenance Supervisor.
- Maintains assigned equipment in good working condition.
- Observes all State, Federal, and Company safety standards/precautions.
- Properly utilizes new equipment and follows safety procedures.
- Responds to emergency maintenance requests as required.
- Assists in maintaining records of scheduled maintenance procedures.
Work Environment
The position requires working both indoors and outdoors at a residential property. Noise levels may range from moderate to loud.
Physical Demands
- Frequent walking throughout the majority of the shift.
- Requires sitting, standing, reaching, lifting, bending, kneeling, stooping, climbing, pushing, and pulling items weighing up to 30 pounds.
- Manual dexterity, auditory, and visual skills are necessary.
- Ability to follow written and oral instructions and procedures.
- Climbing stairs and ladders, working at heights, and detecting emergency alarms.
- Noise levels are usually moderate but can occasionally be loud.
Requirements
- HVAC certifications preferred but not required.
- Minimum two years of general experience in building trades, repair, replacement maintenance, or handy-work.
- Ability to react and address emergency situations within 30 minutes, including after-hours calls.
- Effective written and verbal communication skills.
- Additional trade experience and certifications may be required at some locations.
Supervisory Responsibility
The employee reports directly to the Chief Engineer or Maintenance Supervisor of the community. If neither is present, the employee reports to the Property Manager.
