About the Role
Performs technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance-related tasks.
Responsibilities
- Completes assigned work orders generated from resident requests for service within 24 to 48 hours, as well as routine upkeep on the property by diagnosing the source or cause of defects or problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspections, creating a “punch” list of maintenance work needed, scheduling vendors and contractors, obtaining supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance shop, tracking inventory, returning unused items, and notifying the maintenance supervisor about re-ordering needs.
- Completes documentation and paperwork accurately and promptly to appropriately track service requests.
- Maintains the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, minimizing waste of materials and supplies, and using tools and equipment correctly.
- Periodically inspects work performed by contractors, vendors, and other service providers to verify quality, scope, and specifications.
- Complies with company safety and risk-management policies by attending routine safety meetings, completing required OSHA and safety-related training, and reporting accidents and incidents promptly and accurately.
- Demonstrates customer service skills by treating residents and others with respect, responding sensitively to complaints, and completing work orders efficiently and with urgency.
- Conducts routine and periodic property inspections to identify safety and risk management concerns, maintain property condition, and communicate physical needs to management.
- Meets predictable attendance and punctuality expectations and complies with physical demands of the position.

Requirements
- Employment history demonstrating knowledge and skills in the safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
- High school diploma or GED preferred.
- Demonstrated ability to read, write, and communicate effectively to represent company management and act as the first point of contact for internal and external stakeholders.
- Mathematical skills to add, subtract, multiply, and divide numbers, decimals, and fractions for basic maintenance duties.
- Ability to apply logical thinking to define and correct problems, follow written or oral instructions, and handle standardized situations with concrete variables.
- Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
- EPA certifications Type I and II or Universal for refrigerant recycling, as well as all certifications required by State and Local jurisdictions.
- Current valid driver’s license.
Physical Demands
- Regularly required to use hands to finger, type, handle, or feel objects, talk, and hear.
- Regularly required to stand, walk, reach with hands and arms, climb, stoop, and squat.
- Must be able to physically access all exterior and interior parts of the property and amenities, work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Must be able to operate golf carts, walk extended distances, and navigate stairs to multiple levels daily.
- Must be able to push, pull, lift, carry, or maneuver weights of up to 50 pounds independently and 150 pounds with assistance.
- Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- Routine travel may be required to assist properties, attend training, or accomplish daily responsibilities.
Schedule
This position is scheduled for 40 hours in a regular work week. Typical site hours are 9:00 AM to 6:00 PM Monday through Friday, 10:00 AM to 5:00 PM on Saturday, and 1:00 PM to 5:00 PM on Sunday. Service Technicians must be available for a flexible work schedule, including taking “call” during evenings, weekends, and holidays, and must perform essential job functions unaccompanied.
